On 1 June 1829, the merchant vessel Parmelia arrived with the first civilian settlers to establish the Swan River Colony.

Unlike many other Australian colonies that began as penal settlements, Western Australia was founded as a free settlement.

The early years were challenging. Population growth was slow, some settlers left, and the future of the colony was uncertain.

Fast forward 197 years, and the story looks very different.

For the last few weeks, Iโ€™ve been sharing the corners that make Perth feel like Perth โ€” we wandered through Fremantle, and breathed in the green calm of Kings Park.

This Saturday, letโ€™s head somewhere with a little more sparkle: Burswood, the entertainment heart of Western Australia.

Thereโ€™s nowhere else in the state quite like it.

On a big night, Optus Stadium fills with close to 60,000 people for an AFL final or a major concert, the lights of Crown shimmer across the river, and the whole peninsula seems to hum with energy.

Walk across the Matagarup Bridge as the sun goes down, and you can feel it โ€” this is where Perth comes to celebrate.

But by day, it softens completely.

Riverside trails winding through Burswood Park, public art, families relaxing on the grass, and the city skyline sitting quietly across the water.

Big nights and slow mornings, all along one stretch of river. That contrast is exactly what makes Burswood special.

Right now, almost every property conversation starts with the same word: uncertainty. The budget, CGT, negative gearing โ€” it's a lot of noise.

But if you're buying a home to live in, I want to tell you something that's getting drowned out. Most of those changes aren't aimed at you.

โ€ข The main residence CGT exemption is confirmed unchanged. When you sell the home you live in, you pay no capital gains tax โ€” no cap, no catch.
โ€ข Negative gearing changes don't apply to a home you live in yourself.
โ€ข And as the tax breaks on investment property narrow, the family home is now one of the most tax-advantaged assets you can own in this country.

There's even a quiet silver lining: with some investors stepping back from established apartments, owner-occupiers are facing a little less competition right now.

So while investors are pausing to work out their next move, this might just be the owner-occupier's window.

Which brings me to this week's home โ€” a 2-bedroom apartment at 75/6 Campbell Street, West Perth:
๐Ÿš† City West Station literally at the doorstep โ€” inside the Free Transit Zone, one stop to Perth Station.
๐Ÿ›๏ธ An easy walk to Watertown for shopping and dining.
๐ŸŒณ Harold Boas Gardens and Kings Park just minutes away.
๐Ÿ  Two bedrooms with robes, open-plan living, a contemporary kitchen, private balcony, secure car bay and storeroom.

Here's the thought I'll leave you with. The last tenant here paid $720 a week โ€” around $37,000 a year, every year, building someone else's asset. The same weekly commitment could be building yours instead.

Per Domain, Brisbaneโ€™s one-bedroom median has nearly doubled in under 3 years ($390K โ†’ $670K). What was dismissed as investor stock is now driven by owner-occupiers at both ends of the market.

The relevant question for Perth isnโ€™t what happened interstate โ€” itโ€™s whether the same structural shift is underway here. The data points one direction:
โ€ข Perth unit prices: +27.9% YoY โ€” the strongest of any dwelling type in the city
โ€ข Vacancy rate: 0.5% โ€” among the tightest nationally
โ€ข 2025 unit growth (18%) outpaced houses (12%)

These figures reflect the broader Apartment segment โ€” but within it, one-bedroom stock sits at the most affordable entry point. As houses price out buyers and rental markets tighten, demand naturally concentrates at the bottom of the affordability ladder. Thatโ€™s where supply is scarcest, and where competition is sharpest.

The logic is structural, not speculative. As every price bracket lifts, the smallest, most accessible stock becomes the most contested.

The one-bedroom apartment is no longer the overlooked category it was a cycle ago. For investors and developers assessing where demand sits next, it warrants a serious second look.

We get this question almost every day right now:
โ€œLily, should I just wait until interest rates come down?โ€

It is a fair question.

Rates went up again this month, and the cash rate is now 4.35%. Nobody loves bigger repayments.
But here is the honest trade-off we walk our clients through.
Yes, higher rates mean the bank may lend you less today. That is real.

But waiting is not FREE either.

In the suburbs people actually want, good schools, close to the river, family-friendly streets, prices have not waited for anyone.

And when rates finally ease, every buyer who has been sitting on the sidelines may come back at the same time.
That means more competition, not less.
So we do not tell people to buy.
And we do not tell them to wait.

We tell them to get three things clear:
1. What can you borrow at todayโ€™s rates?
2. What are you genuinely comfortable repaying?
3. Does your plan still work if there is one more rate rise?

Once you know your own numbers, the decision gets a lot quieter.

Thereโ€™s been a lot of noise this fortnight about Family Trusts. Let me try to cut through it for you.

In the 2026โ€“27 Federal Budget, the government PROPOSED a 30% minimum tax on discretionary trusts. Three things matter:
โ€ข Itโ€™s a proposal, not law. Consultation happens first.
โ€ข The proposed start date is 1 July 2028, not this year.
โ€ข It mainly affects families who distribute income to lower-taxed beneficiaries.

Plenty of structures, including super funds and fixed trusts, are currently proposed to sit outside it.

So if you hold an investment property inside a discretionary trust, please donโ€™t make rushed decisions based on headlines.

What you actually have right now is time. Roughly two years to sit down with your accountant and review whether your structure still suits your long-term plans.
