Building and pest reports almost always come back with something on them - and that’s not a reason to panic.

At Dynamic, we see it all the time.
Doesn’t matter if it’s a brand new build or a 30-year-old home, there’s almost always something that shows up. But here’s the thing most buyers miss: that report isn’t just a checklist of problems.

It’s a negotiating tool.

A recent client of ours got a building and pest report back with a few issues flagged. Instead of walking away or accepting it as-is, we got quotes to find out exactly what it would cost to fix. Then we went back to the seller.

The result? We negotiated more than the repair cost off the purchase price, saving the buyer $20,000.

The report didn’t kill the deal. It made it better.

Let’s talk Budget - and specifically what’s happening with the Capital Gains Tax Discount,

From 1 July 2027, the 50% CGT discount is gone. It’s being replaced with an indexation method, meaning you’ll only be taxed on your real, inflation-adjusted gain.

Here’s what you need to know about existing properties:

→ Gains built up before 1 July 2027 still get the old 50% discount

→ Any gains after that date fall under the new indexation rules

→ So if you’ve held a property for 10 years, your tax outcome gets split at that July 2027 cutoff
