The difference is usually in what's not on the page.

So here's a short checklist. Take it to every builder you meet and ask the same eight questions. The answers will tell you more than any brochure.

Question 5:

Will I have direct access to my building supervisor?

Why it matters: When something needs a decision on site, you want to speak to the person making it, not leave a message and wait.

Novus: Yes. Direct contact with your build supervisor, plus a dedicated construction liaison.

Question 4:

How many homes do you build a year?

Why it matters: Volume is the single biggest predictor of service and finish quality. A builder running hundreds of jobs can't give yours the same attention as one running a controlled number.

Novus: We deliberately cap how many homes we build each year. Fewer homes, more attention on each one.

Are overhead cupboards included in the kitchen?

Why it matters: Overheads are one of the first things cut to make a quoted price look sharper. If they're missing from the quote, ask what else is.
