Capital cities or the regions…?
That’s the property question of 2026.

Because right now, Australia has one of the biggest value gaps we’ve seen in over a decade.

Metro markets are still growing…but opportunities are appearing in regional hubs.

→ Higher yields.
→ Tight rental markets.
→ More affordable entry points.

And for strategic investors, that gap can create serious opportunity.

In our latest blog, we break this down.

You’re not seeing the whole property market.
And that’s costing many buyers more than they realise.

Some of the best property deals in Australia never hit the main listing websites.
→ No listings.
→ No open homes.
→ No bidding wars.

They’re sold quietly, off-market, through relationships.

This is where a great buyers’ agents in your corner adds tremendous value.
→ Access to off-market and pre-market opportunities
→ Real, local market data, not headlines
→ Negotiation leverage with selling agents
→ Early identification of hidden risks
→ Less emotion. Better decisions.

In fast-moving markets, preparation and access beat speed every time.

For busy professionals and Australian expats, this isn’t about convenience.

It’s about buying better assets, at better prices, with fewer mistakes.

Our latest Ally Property Group blog breaks this down.

Preparation beats speed.
Strategy beats emotion.
Clarity beats chaos.

Buying property in 2026 won’t be about being the fastest.

It will be about being the most prepared.

In 2026:

→ Growth is expected but won't be even in our view
→ The gap between good and bad decisions will widen
→ And rushed buyers will pay for it for decades

The strongest buyers will:

→ Know their borrowing power
→ Have suburbs ranked, not guessed
→ Understand cash flow, not just price
→ Move decisively because the work is already done

Our latest blog breaks down exactly how prepared buyers are positioning themselves for success in 2026.

The cost of inaction with real estate can be profound over time.

2025 delivered strong growth across Australia.
→ Residential.
→ Commercial.
→ Capital cities.
→ Key regional markets.

Those who acted early built equity.

Those who waited are now chasing higher prices with the same deposits.

For Australian expats especially, time moves fast.
A year turns into three.
Three turns into a missed cycle.

At Ally Property Group, we see it every day.

The difference between those who acted, and those who waited for certainty that never came.

Equity can be a powerful tool.
But only if you actually put it to work.

This is how many of our Australian expat clients expand their portfolio without selling their base asset.

Same property.
Same income.

Very different outcome.

It’s not enough to be in the property market.
And it’s not enough to just buy in a “good” suburb.

It's about selecting the right asset, in the right location, at the right time.

Australian residential property has averaged around 6.8% growth per year over the long term.

But the average hides just how big the gap can be between decisions.

Take the same $1.2M property.
Hold it for 20 years.

At 5% growth, it becomes $3.18M.
At the long-term average of 6.8%, it grows to $4.47M.
At an above-average 8%, it reaches $5.59M.

A difference of more than $2.4 million between outcomes.

The gap isn't luck.
It’s understanding what will actually drive demand over decades, not years.

Property success isn’t about just getting in.
It’s about getting it right.

One of the biggest concerns we hear from Australian expats is this:
“The house we want to live in when we move back is growing faster than we can save.”

That’s why for many expat investors, the strategy isn’t just saving more.

It’s locking in exposure to future growth early.

At Ally Property Group, we help Australian expats buy strategically, even while living overseas.

This way we can ensure that they’re not priced out of the areas they want to live in or invest in long term.
