Perth’s annual median sale price growth slowed to 2.1% in the September 2026 quarter, down from 5% in the previous quarter.

As a result of the slowdown, Perth’s median house price may fall short of $1 million by year-end.

“You should never underestimate the effect consumer sentiment can have on a market,” says REIWA President Rob Mandanici.

“The factors that have driven the WA market over the past few years remain, including a constrained building industry, high population growth, and a strong local economy. However, in recent months we have seen sales activity decline and the pressure on prices ease considerably. These changes are mostly due to a sharp decline in consumer sentiment."

Perth’s vacancy rate dropped to 1.7% at the end of September, hitting its lowest level since November 2024.

With fewer than 2,000 properties available for rent, REIWA President Rob Mandanici says the decline is extremely concerning, with rental supply facing new constraints.

“We all want renting to become more affordable but more regulation isn’t the answer. To improve affordability, we need to give tenants more choice, which means we need more supply. That requires a legislative environment that supports and encourages investment in rental properties,” he says.

WEEKLY MARKET SNAPSHOT

Sales transactions in Perth last week were up 17.4 per cent on the previous week, with REIWA member reporting 615 transactions.

There were 8,289 properties for sale in Perth at the end of last week, which is 3.4 per cent higher than the previous week.

Last week's total figure of properties available for sale is 9.6 per cent higher than four weeks ago and 198.2 per cent higher than levels seen a year ago.

September Market Update: Perth’s rental supply has dipped below 2,000 properties for the first time since March. 🏡

At the end of September, 1,914 properties were available for rent on reiwa.com, down 5.7% from August and 8.8% from the same time last year.

REIWA President Suzanne Brown says the decline was concerning, with fewer investors buying or building potentially putting further pressure on rental supply and affordability.

“If fewer investors are buying established homes and fewer are choosing to build, we are going to see the gap between supply and demand widen, and greater upward pressure on rent prices,” she says.
