🏡 PERTH PROPERTY MARKET UPDATE | SEPTEMBER 2026

As we move into September, Perth’s property market is beginning to show a different dynamic to the exceptionally tight conditions that defined the start of 2026.

The year began with strong buyer demand, limited stock and continued upward pressure on prices. That momentum carried through the first half of the year, with Perth’s median house sale price reaching approximately $938,000 at the end of June, while the median unit price reached approximately $675,000.

But one of the biggest changes we’re now watching is supply.

By the end of July, Perth had 6,718 properties listed for sale - more than double the level recorded a year earlier. With more choice available, buyer urgency has started to ease and properties are taking longer to sell, signalling a gradual shift towards a more balanced market.

Importantly, a more balanced market doesn’t necessarily mean the end of price growth. REIWA still expects values to rise through the remainder of 2026, although at a more moderate pace than the rapid growth recorded earlier in the year. Current projections suggest Perth’s median house price could approach $1 million by year-end, while the median unit price could move beyond $750,000 if current trends continue.

For investors, the changing conditions reinforce the importance of looking beyond headline market growth. Location, rental demand, yield, supply, infrastructure and long-term growth drivers all play a role in identifying opportunities positioned to perform over time.

Perth’s property market continues to demonstrate resilience, with the median house price reaching $938,000 and dwelling values recording further monthly growth.

Although selling conditions have begun to moderate, with more properties entering the market and the median selling period increasing to 18 days, demand remains supported by strong population growth and ongoing pressure across the housing market.

The rental market also remains highly competitive. Median house rents are now sitting at $750 per week, while Perth’s vacancy rate remains extremely tight at just 0.6%.
