🏡 WA Buyer Tip — From Stephen Lundy | Powered by eXp Australia
I’ve talked with many buyers who loved a property they wanted to buy, thought they put the right offer in, had the budget to offer more and would’ve but never got the chance. Hear is how to navigate that situation to have more of an opportunity of being in the right position.
When you ask an agent:
“What’s the best offer so far?”
Don’t be surprised if you hear:
👉 “Sorry, I can’t disclose that.”
In Western Australia, agents have obligations around confidentiality, fairness, and not misleading buyers — so sharing another buyer’s price or terms usually isn’t allowed.
Instead of feeling shut down, here’s a smarter way to keep the conversation moving 👇
✅ Acknowledge it professionally
“No worries, I understand you can’t share exact details.”
💬 Reframe your question
“Based on the current interest, would an offer around $X be competitive — or not quite in the range the seller is considering?”
🤝 Ask what makes an offer strong
Is it price? Settlement flexibility? Deposit? Conditions?
The goal isn’t to get secrets — it’s to gather guidance so you can make confident, informed decisions.
Real estate works best when everyone stays professional, informed, and respectful of the process.
If you’re thinking of buying or selling come and talk with me I’m always happy to help.
