I get asked a lot, where is the Perth property market heading?

There’s no one size fits-all answer.

One key factor I’m watching is the relationship between land value and the improvements on that land.

In many established suburbs, land values have reached a point where replacing older homes with new construction is becoming financially viable.

That new construction helps establish a higher benchmark for property values.

Short term pricing may fluctuate, but where land values support new development without overcapitalising, the medium to long term fundamentals remain strong.

It’s not just about what property sells for today. It’s about what it costs to build tomorrow.

Perth doesn’t have a land problem. It has a viability problem.

Drive through any of our inner suburbs and you’ll pass them, tired C-grade commercial buildings on well located sites, already zoned for density. Each one is an opportunity waiting for the right conditions to make it work.

The land is there. The zoning is there. What’s often missing is the numbers stacking up for a developer once you add planning risk, holding costs and time.

That’s where local councils matter. When they work with developers rather than around them, projects move from “maybe” to “feasible”. Feasible projects become dwellings. Dwellings become choice for buyers.

Nobody solves a housing shortage with rhetoric. They solve it with sites that work.

It is a time play.

You fix a price today for a home that arrives in two years, and everything that decides the outcome, good and bad lives in that gap. So the question an off the plan buyer should be asking isn’t is this cheap? It’s what do two years do to me?

It’s all about perspective.

Yes, the Perth property market is normalising.

But for sellers, that doesn’t mean the opportunity has disappeared. If you’ve owned your property through the last four years, you’ve benefited from significant growth. If you’re selling to buy, don’t make your next move based on an old appraisal.

I’m meeting more upgraders and downsizers who are negotiating harder on the property they want to buy because the market is starting to normalise.

That makes sense.

But you can’t negotiate today’s market on the way in, while still expecting the price your own property may have been worth two or three months ago on the way out.

Before you commit to your next purchase, get an updated appraisal.

Because even a small shift in the value of your current home can have a big impact on what you should be buying next.

Perth’s property market hasn’t stopped but it has changed.

Since December 2025, the number of properties for sale across Perth has increased from 2,242 to 7,204.

Over the same period, weekly sales have fallen from 717 to 630.

That has taken Perth from just 3.1 weeks of available stock to 11.4 weeks.

The important point for sellers is this: buyers have substantially more choice, and competition for your property can no longer be assumed.

The quality of the campaign, the pricing strategy, the exposure and ultimately, the negotiation are becoming increasingly important.
