🏠 Perth's rental squeeze is back.

While the sales market has cooled, the rental market is heading the other way 👇

📉 Vacancy fell to 1.7% in September, the lowest in almost two years. A balanced market sits at 2.5% to 3.5%
💲 The median rent is $750 a week, up 8.7% on a year ago
🔑 Fewer than 2,000 homes advertised for rent, and the median home leases in 14 days
🏛️ Before the 2025 election, negative gearing and CGT changes were ruled out. The May 2026 Budget changed both
📊 New investor lending fell 8.6% in the June quarter, the sharpest fall since 2022

Fewer investors means fewer rentals. In a market this tight, we think renters will feel it most.

The headlines are loud right now, and some of it is true. Perth values have eased about 6% from their April peak, and homes are taking longer to sell.

But here's what tends to get left out 👇

📈 Perth values are still up 10.1% on a year ago, the strongest result of any capital city
🏡 Listings are up, but new listings are back at their long-term average. It's more choice, not a rush of sellers
💼 WA unemployment is 4.2%, against 4.7% nationally
👨‍👩‍👧 WA has the fastest growing population of any state
🔑 Homes still lease in around 14 days, and rents are up 8.7% on a year ago

The median time to lease in Perth is around 16 days. If yours has been sitting for three or four weeks, that's not the market. It's usually one of seven things, and every one is fixable this week.

1️⃣ What it should be renting for today.
2️⃣ How your last vacancy compared.
3️⃣ What $3,000 spent in the right place would return in rent.
4️⃣ Whether you have a current depreciation schedule.
5️⃣ When anyone last looked at the loan on that property.

That is the Five Point Review. About forty five minutes, usually on the phone. No obligation and nothing to sign.
