REIWA market forecast quarterly update

Perth property prices are on track to exceed initial growth expectations, following a strong performance in the first quarter of the year,.

β€œMost of the March quarter was characterised by lower-than-average new listings and consistently strong demand, which saw dwellings sell in record timeframes and price growth accelerate,” says REIWA President Suzanne Brown.

β€œIf these trends were to continue through 2026, median sale price growth for houses could reach 20%, while units could exceed 20% growth. However, there are a number of factors that could alter that trajectory."

The Consumer Price Index (CPI) rose 4.6% in the 12 months to March 2026, up from 3.7% in February.

Transport was the largest contributor to annual inflation, rising 8.9%. This was driven by automotive fuel, which increased 24.2% over the year and 32.8% over the month.
Housing rose 6.5%, down from 7.2% in the 12 months to February 2026. The main contributors to this were electricity (+25.4%), largely due to the end of State and Federal rebates.
