We’ve seen a slight improvement in weekly sales numbers this week, while the number of properties for sale has only increased marginally.

Buyer activity remains considered, making pricing and presentation important factors when bringing a property to market.

One figure worth keeping a close eye on is rental availability. With the number of properties available to rent decreasing, we could see further upward pressure on rents if this trend continues over the coming months.

Perth Market Update 📊

This week we’ve seen 7,312 properties on the market and 625 sales across Perth.

There’s no denying the market has shifted. Buyers have more choice than they have in quite some time, which means they’re taking longer to make decisions and being more selective about the homes they pursue.

That doesn’t mean the market is “bad” — well-priced, well-presented homes are still attracting solid interest and selling. It’s just a market where strategy matters more than it has over the past couple of years.

If you’re thinking about selling, it’s important to understand what’s happening right now, not what was happening six months ago.

So, what does that actually mean?

1️⃣ You find your next home
You want to make an offer, but you still need to sell your current property first.

2️⃣ Your offer is subject to sale
You can make an offer on the new property, conditional on successfully selling your existing home.

3️⃣ Understand the risk
The biggest risk? Your current home may take longer to sell than expected — or sell for less than you anticipated. Either could affect your ability to proceed with the purchase.

4️⃣ Be prepared for the 48-hour clause
A seller may accept your subject to sale offer but include a 48-hour clause.

If another buyer comes along with an offer, you may have 48 hours to decide whether to make your offer unconditional or withdraw.

5️⃣ Do your homework first
Before making a subject to sale offer, understand your local market, have a realistic expectation of what your current property could sell for, and speak with your finance professional about your options — including your “worst case” scenario.

The ideal position?
Selling your current home before buying your next one puts you in the strongest position.

But sometimes the right home comes along before your current home has sold.

A subject to sale offer can give you a way to make your serious interest known — just make sure you understand the conditions and risks before you sign.

Following on from last week, Perth’s total listings have now reached 7,204 properties, with 630 sales recorded this week.

There’s certainly been plenty of talk about the Perth property market lately, but the market continues to move and there are still plenty of opportunities for both buyers and sellers.

As stock levels continue to build, it’s becoming increasingly important to understand what’s happening at a local level, rather than relying solely on the broader Perth numbers.

Perth has now cracked 7,000+ properties for sale for the first time since March 2022.

There were 605 sales recorded across Perth last week, which highlights that while properties are still selling, the level of buyer activity is nowhere near the pace we’ve seen during the stronger parts of the market.

With more choice now available to buyers, sellers need to be increasingly mindful of pricing, presentation and positioning to stand out.

The market is continuing to evolve, and the growing level of stock is something we’ll be keeping a close eye on in the weeks ahead.

As always, the broader Perth numbers are useful, but what really matters is what’s happening in your suburb and your price range.
