Perth Market Update 📊

While there are more properties available for sale across Perth, it’s important to understand why.

The increase in listings isn’t being driven by a flood of new homes hitting the market. Instead, we’re seeing lower sales volumes, meaning properties are taking a little longer to sell and remaining available for longer.

This is giving buyers slightly more breathing room, with the average days on market now sitting around 14 days. Buyers are taking more time to compare options and make decisions rather than rushing into offers.

For sellers, this makes accurate pricing more important than ever. Sales results from three months ago may no longer reflect today’s market conditions, so relying on older comparable sales can lead to unrealistic expectations.

In any market, the combination of correct pricing and strong presentation will give you the best opportunity to achieve a successful result.

📊 Perth Property Market: Shift or Short-Term Pause? 🏡

We’re seeing more properties hit the market compared to this time last year, while sales volumes have slowed and days on market are starting to increase. 🏡📈

A combination of factors seems to be impacting buyer confidence at the moment, including:
• Cost of living pressures
• Interest rate uncertainty
• The federal budget
• Ongoing global conflict and economic uncertainty 🌏

That said, we’re seeing a change in pace rather than a dramatic downturn. Well-presented homes that are priced realistically are still attracting solid interest and selling well. 👌

The frenzy of the past few years may be easing, but quality properties in good locations are still performing strongly.

Right now, it feels more like a market pause and rebalancing rather than a dramatic downturn. ⏸️

The next few months should give us a clearer picture as to whether this is simply temporary hesitation… or the beginning of a longer-term cooling phase. 📉
