"When do I get the keys?" 🔑 It's one of the most common questions buyers ask us, and the answer depends on whether the seller is still living in the property.

🏡 If the property is vacant (or wasn't the seller's primary residence), the keys can usually be released by the real estate agent immediately after settlement.

🏡 If the seller is living in the property, they have until 12pm the day after settlement to vacate and hand over possession.

And importantly, that's a calendar day, not a business day. 📅 So if settlement occurs on a Friday, key handover is by 12pm Saturday.

Now, where things get interesting is when there's a chain of settlements.

Sometimes people sell one property and buy another on the same day. They need to be out of their old home by 12pm the day after settlement... but they also can't get into their new one until the seller there has vacated.

It can honestly feel like a giant game of property Tetris 😅

The good news is that in most cases, everyone works together to make it happen. Early communication, a little flexibility and some compromise usually go a long way. But yes... occasionally that means sitting outside your new home with a moving truck full of furniture, waiting for the call that the keys were ready (been there, done that - I feel your pain) 🫠

One month to go until Anti-Money Laundering changes come into effect and change the timing of one very important part of the settlement process 👀

➡️ From 1 July, your ID checks will need to be completed much earlier (at the very start of the settlement process).

Under the new requirements, your conveyancer generally won’t be able to progress very far with your settlement until your identity has been verified, so when your conveyancer sends through an ID request, don’t leave it sitting in your inbox for a week or two 🙏

Saving for your first home can feel a little bit like trying to hit a moving target lately with the way house prices have been going... 🏡

But there *is* support out there for first home buyers in WA, and a lot of people don’t realise just how many different schemes and grants may be available depending on their situation.

The biggest thing I’d say to first home buyers? Don’t assume you won’t qualify for anything. Speak to a good broker early, ask questions, and understand what support may actually be available to you.

Do you need to read the 20-page fine print attached to your contract? 🤔

Honestly? Probably not cover to cover 😅

That document is called the Joint Form of General Conditions (or JFGC for short), and it’s essentially the rulebook that sits behind most WA property contracts.

While the Offer & Acceptance outlines the key specifics (like price, settlement date, conditions etc), the JFGC covers all the finer details around how the contract actually operates. Things like...

🏡 Penalty interest
🏡 Risk and insurance
🏡 Final inspections

Property transactions aren’t always straightforward. Sometimes they’re exciting and seamless… and other times they can feel emotional, stressful and drawn out.

One thing I always want my clients to feel throughout the process is that they’re genuinely supported... Not just as another file number, but as a real person navigating a really significant life event 🫶

This lovely feedback recently meant a lot, particularly the mention of patience, empathy and communication. Because, while legalities and deadlines are important, so is the human side of what we do.

The recent WA State Budget… I have thoughts 😅

Yes, increasing the First Home Owner Rate of Duty caps will absolutely help some buyers *right now*,and I genuinely feel for first home buyers trying to break into this market.

But honestly? This measure also feels incredibly short-sighted.

Because we’ve seen this before. Relief gets introduced… buyers rush in… prices climb… and before long, the new caps no longer reflect the reality of the market and we’re right back where we started.

It feels like putting a bandaid on a much bigger systemic issue.

And don’t even get me started on the fuel cash splash when the RBA had literally increased interest rates the week prior in an attempt to curb spending 🫠

Meanwhile, REIWA has been campaigning for years for meaningful duty relief for downsizers, something that could actually help free up established family homes and improve movement throughout the market. So why does that conversation continue to get ignored?

I’d genuinely love to hear from people smarter than me on the economics of all this because from where I sit, it feels like we’re constantly treating symptoms rather than causes.

Thinking about buying a property in a trust or SMSF?
Speak to these three people *before* you do ANYTHING 👇

1️⃣ Your accountant
2️⃣ Your finance broker
3️⃣ Your conveyancer

In WA, getting the purchasing entity wrong isn’t something that’s always easy (or cheap) to fix later.

We recently had a buyer come to us after signing a contract through a trust structure… except the entity listed on the contract didn’t actually exist 😬

Thankfully, we were able to help avoid additional duty, but it could have gone very differently. In some situations, changing the buyer after signing can trigger reassessment by RevenueWA and potentially even double duty.

This is especially important for:
🏡 Trust purchases
🏡 Self-Managed Super Fund (SMSF) purchases
🏡 Company structures
🏡 Buyers receiving interstate advice that doesn’t align with WA rules

Feeling extra grateful this Mother’s Day 🥰

One of the biggest reasons I started North Shore Conveyancing was to build a life where I could do work I genuinely love *and* still be there for the important things - the parent help mornings, sick days, assemblies, P&C meetings, and all the little moments in between.

Running a business and raising young kids is definitely a juggle some days, but I feel incredibly lucky to have created something that allows me to be present for both my clients and my family. But none of it would be possible without the support of my amazing mum and mother-in-law, who help out in more ways than I could ever count. We’re very lucky to have them 🫶

To all the mums, working mums, grandmothers, mother figures, and support people out there - Happy Mother’s Day!

TL;DR: Conveyancer = Settlement Agent 😅

Conveyancer is more of an eastern states' term that’s becoming increasingly common here in WA. Traditionally over here, we’ve used the term 'settlement agent' instead.

So yes… when I say I’m a conveyancer, I sometimes get a slightly confused look 😕
But the second I say 'settlement agent', everyone suddenly knows exactly what I mean 😂

At the end of the day, both terms refer to professionals who help guide buyers and sellers through the legal and administrative side of a property transaction (from even before you sign the contract, right through to settlement day).

Just one of those funny little WA vs eastern states differences!
