But honestly, I genuinely love this estate, even at its price point. The open spaces, the wide, curving roads, the way it's laid out, it all makes it a genuinely enjoyable place to live, not just an affordable one.

Look down there, wide open space, new plantings going in, a playground just over there. There's existing green land too, with areas for dog walks. And beyond that, a whole new stage of builds coming through.

Is it cheaper to buy an existing house, or cheaper to build?" This is one of the questions I get asked the most 🤔

The answer is actually pretty simple.

When you take a block of dirt and build a house on it, you're creating equity immediately. The land plus the build cost is often lower than the finished value the moment the house is complete.

Right now, for a lot of first home buyers in WA, building is still the smarter move compared to buying in the existing market.

It's not the right answer for everyone, but it's a question worth actually running the numbers on before you decide either way.

At frame stage, you can actually see where all the plumbing and wiring is going before the walls close up 🔌

In this room, hot and cold running water sits right up in this section. All the wiring for the LED lights comes down through here, and you can see exactly where they've channelled the wall for the power sockets, one here, another one there.

This one's gone for the full entertainment package too, wall-mounted points as well as standard sockets, plus a lot of extra cabling run through. That's usually a sign it's going to be a proper smart home once it's finished.

Here's the part that matters for you: this is exactly the kind of decision you need to think about at pre-start. How many GPOs do you actually want, and where do you want your TV? Once the walls are up, that decision is basically locked in.

Small choices now, big impact on how the house actually functions later.

Before you sign your Offer and Acceptance on a block of land in WA, do this first 🚨

I always drive the area before anyone signs anything. Not just the block, the whole suburb. Because if you don't like the local shopping centre, the amenities, or the restaurants nearby, you're not going to enjoy living there, no matter how good the house turns out.

Here's what I actually check on every inspection:
✅ Is there a decent local shopping centre?
✅ Are there good green spaces and kids' amenities?
✅ Is the block on a main thoroughfare?
✅ Is it next to community housing?
✅ Is the area actually going up in value?
✅ Are new services being added nearby?
✅ If you have kids, where will they actually play?

These details matter just as much as the house itself, sometimes more.

Right now, WA has a record low amount of land available for sale, which makes picking the right block even more important, not less. You can't afford to guess.

One builder quotes $455,000. Another quotes $480,000. Which one's the better deal? 🤔

This is where it really gets me. Most people see the cheaper number and assume it's automatically the better builder. It's almost never that simple.

The $480,000 quote includes a custom-built kitchen, cabinetry made specifically to fit inside that exact house, not a generic off-the-shelf option. It also includes bricklayers charging $4 a brick instead of $3 a brick, which usually means better quality workmanship.

And here's the part that really bothers me. So many people accept price increases as normal during their build. "I've got a price increase, I've got another price increase." You shouldn't need one. If you're on a genuine fixed-price build, with fixed pricing for site works, and everything clearly included upfront, there shouldn't be surprises.

Comparing builder quotes properly means understanding what's actually included, not just looking at the bottom line.

My answer, almost every time: keep the bath.

Future-proofing your home for smart technology. It's one of the most overlooked decisions in the WA building market right now 🔌

With smart home tech becoming more common, and more devices needing power points in every bedroom, here's what steel-frame homes actually do differently.

Look closely at these slats, every single one has holes running through it. That means if you ever wanted to add a power point later, in this case it's a hallway so you probably wouldn't, but if you did, you simply run the cable straight through.

In a brick home? It's brick. If you want to add power points later, you have to chase through the wall and run the cables through it. Harder, but not impossible.

Small detail, but it matters if you're planning for how you'll actually use the house in 5 or 10 years, especially with more smart devices in every room.

I asked a mortgage broker what actually kills home loan deals 🚨

His answer: buying a car before your mortgage, and buy now pay later loans.

A $100K car = $1,100/month in repayments = up to $100K less borrowing capacity. House goes up in value. Car goes down. Buy the house first.

Banks also flag "patterns of conduct." Regular overseas transfers to family count as a loan against you. An ATM withdrawal on a Friday night? No issue. Buy now pay later? Shows up as an expense.
