**“Is it a good time to buy a property?”**

This is probably one of the most asked questions I get from our Bhutanese clients.

And honestly, I think this is the wrong question to ask.

Nobody knows exactly what the property market will do over the next 12 months. Prices can go up, prices can go down, and trying to pick the perfect time to buy is very difficult.

Personally, I prefer to focus on the bigger picture. The Australian property market has been fairly resilient over the long term. Over the past 40 years, national property prices have fallen in only four calendar years: 2008, 2011, 2018 and 2022.

Does that mean prices can never fall significantly? Of course not. But it does remind us to look beyond the short-term headlines.

Instead of asking whether it's a good time to buy, I think you should ask yourself:

- Am I financially ready to buy?
- Have I got the right deposit?
- Can I comfortably afford the repayments?
- Would I be better off owning my own home rather than renting?

If you plan to own your home for the next 10 years or more, the exact point in the property cycle you buy becomes less important than buying the right property at a price you can afford.

You don't need to predict the market perfectly. You need to make the right decision for your own situation.

Busy month so far at Global Pathway Finance!

We have been pretty busy this month so I thought I would share some of the applications we have been working on for our clients.
- Bhutanese client buying their 1st home – Pre-approval with ANZ under the Home Guarantee Scheme.
- Bhutanese client buying their 1st home – Pre-approval with CBA under the Home Guarantee Scheme.
- Bhutanese client living in Canberra – Pre-approval with Ubank with no LMI.
- Bhutanese client refinancing from Bankwest to CBA. They bought around 12 months ago and paid LMI. We are now refinancing and reducing their rate by 0.65%.
- Our director Florian – Pre-approval to purchase property number 7 with Brighton.
- Filipino client refinancing from Keystart to Bankwest. This one was a tricky one. Low credit score and they had already been rejected by their bank and another broker. After a lot of work and discussions with the BDM, we managed to get it through.
- French couple refinancing. They bought around 12 months ago with ANZ and paid LMI. We are now refinancing to Macquarie and reducing their rate by 0.40%.
- Italian client refinancing to access $50k equity to put towards a new patio, while also reducing their rate by 0.25%.
- Young Australian couple building their 1st home. Purchase price is above the Home Guarantee Scheme limit and we have gone with NAB.
Quite a few different scenarios there and that's probably what I enjoy most about the job.

Every client is different and sometimes it's pretty straightforward, other times it takes a bit of work to find the right lender.

Busy month but very happy with how things are going at Global Pathway.
