WA landlords, bond dispute processes are changing. Under the new reforms, many bond disputes may now be determined by the Commissioner for Consumer Protection, rather than going through the Magistrates Court.

This means the process may be faster and more streamlined, but it also makes strong documentation more important than ever. Property condition reports, routine inspection records, invoices, photos and communication history can all play a key role in supporting a bond claim.

WA landlords, this is your reminder.

Every rental property must have at least two RCDs, also known as safety switches, installed at the switchboard to protect all power and lighting circuits.

They help prevent electric shocks, reduce fire risks and keep your property compliant.

Pet bond rules have changed, and this is important for WA landlords 🐾

The maximum pet bond has increased from $260 to $350, giving landlords greater protection when pets are approved at a rental property.

Pet bonds can also now be used more broadly for pet related damage, not just fumigation costs. This may include staining, odour treatment or minor repairs.

The key takeaway? Documentation matters. Clear property condition reports, regular inspections and accurate records will help support any future bond claims.

Looking back on April, it was another huge month for the our team!

We were proud to finish the month as the #1 agency for leased listings on realestate.com.au, with 11 properties leased.

A big thank you to our landlords for trusting us with their investments, and to our team for another strong result.
