🏡 ONE AGENCY FRASER COAST PROPERTY BRIEF
The numbers behind the headlines | Week ending 21 September 2026
Here’s what Fraser Coast property owners, buyers and investors need to know this week:
📈 Interest-rate pressure remains
The RBA says inflation remains too high and some risks are worsening. No new rate decision has been made, but buyers should not rely on rate relief arriving soon. The next RBA decision is due on 29 September.
🏘️ Housing supply remains tight
While housing conditions have softened nationally, the RBA says Australia’s underlying housing shortage continues to support property values. On the Fraser Coast, that means well-positioned and realistically priced homes may continue to attract solid interest, even as buyers become more finance conscious.
🌊 New Shelly Beach development announced
A boutique 12-apartment beachfront development has been announced for 505 The Esplanade, Shelly Beach.
The project is an encouraging sign of continued confidence in Hervey Bay’s coastal lifestyle and downsizer market, while adding another housing option for buyers seeking low-maintenance living close to the beach.
As with any off-the-plan purchase, buyers should review the contract, proposed inclusions, approval status and anticipated construction timeframe with their independent legal and financial advisers.
🔑 Rental and tenancy update
No consequential new Queensland general-tenancy laws were identified this week. Fraser Coast rental conditions remain tight, although landlords should continue to price from current enquiry and application activity rather than last year’s conditions.
Our take: The Fraser Coast market remains resilient, but finance, presentation and realistic pricing are becoming increasingly important.
