Your Pacific Pines home didn’t automatically fall 0.7% on the first of August.

Cotality reported national home values down 0.7% in July, while PropTrack measured a 0.3% fall. Cotality also recorded Brisbane down 0.6%.

Those numbers matter — but they’re direction signs, not valuations of your individual property.

What your home is actually worth comes down to the evidence closer to home: recent comparable sales, what else buyers can choose from, your land, layout, condition, presentation, and what buyers are responding to right now.

So don’t ignore the headline — just don’t let it price your home.

The Gold Coast rental market is becoming less competitive—but it isn't balanced yet.

The vacancy rate increased from 1.1% to 1.5% over the June quarter, making it the highest level since the pandemic began. That's a positive step for renters, but it's still well below REIQ's indicative "healthy" vacancy range of 2.6%–3.5%.

What does that mean in practice?

It means renters have a little more choice than they did 12 months ago, but quality homes in good locations are still attracting strong demand. For investors, well-presented properties priced appropriately continue to lease well.

Like most market data, vacancy rates tell part of the story—not the whole story. Individual results still come down to location, presentation, pricing and the level of competition in that specific pocket.
