Quick question for all the real estate agents in New South Wales: are we actually supposed to be displaying price guides on our ads or not?

Because when I look online, you’d be lucky if 5% of listings have a price guide advertised.

I’ve got a few properties online at the moment, and every single one of them has the price guide clearly displayed. Yet I’m still getting fu***ng emails asking me, “What’s the price guide?”

It’s right there.

So I’m genuinely confused. Are we meant to display it? Is anyone enforcing it? Are we all going to get arrested if we don’t? Has the change made any difference whatsoever?

The whole thing is a little bit bizarre.

Anyway, just a thought. I don’t really care. Let me know if you know.

If you’ve got the money and you’ve been thinking about buying, stop procrastinating.

I’ve been hearing the same thing for years: “We’re just waiting for the right time.” Well, this is the right time. Now the conversation has changed to, “We’re waiting to pick the bottom of the market.”

Good luck with that. The only thing you’re likely to get from trying to pick the bottom is a smelly finger.

The best buyers don’t wait until everyone agrees it’s a good time to buy. They move before everyone else does.

If history repeats itself, five or ten years from now you’ll be looking back wondering why you waited while values kept climbing. Don’t make the mistake of thinking you’ll know exactly when the market has bottomed—you won’t. Nobody does.

If you’re financially ready, take action while others are still hesitating. Because once confidence returns, everyone jumps in at the same time—and that’s when competition increases and opportunities disappear.

Buy before everyone else decides to. Not after.

Alright, first things first… yes, I was sitting in my car in the dark like some sort of undercover real estate agent. The lighting’s cooked, I got that excited there’s probably a bit of spit flying around, and before anyone comments on it — relax. One take. Shoot once and go hard. I’m not doing 27 retakes for Instagram. This is raw, this is live, let’s roll.

Bottom line is this the reality is a lot of agents are still scared to just tell the truth. To buyers. To sellers. To everyone.

It’s 2026 people.

The currency now is honesty, transparency and confidence. End of story.

Pricing doesn’t need to be this complicated psychological warfare exercise everyone turns it into.

Sit down with the owners.Look at the comparable sales.Understand what they actually want.Understand their dream price.

If they want to have a crack at a premium price, then have a crack at it. Put it out there. See what the market says.

You don’t need to be a rocket scientist.

And if the buyers consistently come back and say it’s worth less? Fine. Then have the conversation.

“Do you want to work with the market to get it sold or not?”

And if they do — lower the price.

But here’s the thing…We need to work the buyers as hard as we work the owners.

It’s easy to walk into a vendor meeting and tell someone to drop their expectations. But how hard did we actually push the buyers? How many conversations did we have? How much effort did we put into bringing them up?

Because I don’t buy into this bu****it that if you don’t nail the exact perfect price on day one, the campaign’s dead forever.

That’s rubbish.

You can reset a campaign.You can reposition a campaign.You can reinvigorate a campaign.

Real buyers watch properties.They sit there quietly.They wait.They monitor.

Everyone needs to drop the ego and the pride.

Buyers.Sellers.Agents.Everyone in between.

The market talks.Listen to it.Adjust.Move forward.Sell the house.

Just heard the wildest thing.

A buyer walked into an open home and asked for the price guide.

The agent said they couldn’t give one… because the owners and agent were apparently running a competition on who could guess closest to the number they actually wanted.

And then agents wonder why people hate us.

I’m usually the first to defend real estate agents, but if we’re making it this hard for people to buy a home, what do we expect?

There’s no magical strategy in confusion.
Most buyers can smell bu****it a mile away.

The new currency is honesty.
Transparency.
Energy.

Just be straightforward.
Tell people where they stand.
Make it easy to buy.

If they don’t buy it, they don’t buy it.

But stop pretending hiding information is some genius sales tactic.
It’s exactly why trust in agents is disappearing.

Ch*****ne taste on a b**r budget?

If you keep missing out on properties, and every home keeps selling for more than you think it’s worth, but someone else keeps paying the price… here’s your sign.

Maybe it’s not the horrible world around you. Maybe it’s time to change the strategy.

Pay tomorrow’s price today.

Stretch a little harder. Buy the property. Stop chasing your tail every Saturday for the next 18 months while the market keeps moving without you.

And before everyone loses their minds, no, this isn’t an agent trying to make you overpay. I get DMs constantly from buyers thanking me for being straightforward about this stuff.

Because the reality is simple.

If you keep missing properties, but other people consistently see the value and are prepared to pay it, you’ve got to ask yourself:
Am I genuinely unlucky… or am I trying to steal properties?

At some point, expectations need adjusting.

Change the suburb.
Change the size.
Change the condition.
Buy the ugly duckling.
Buy unrenovated.
Compromise somewhere.

But if you want the fully renovated dream home in the best street, with every buyer in Sydney chasing it too, and you still want a bargain… good luck.

Ch*****ne taste. B**r budget.
Doesn’t work.

There are basically two types of people in this market.

People who take accountability, learn, adjust, and grow.

And people who just want someone to blame.

Which one are you?

When the market was flying, buyers walked into opens saying:
“We only wanna pay the guide.”

Then auction day came and they bid emotionally $200k over it.

If they missed out?
“Underquoting agent.”

Now the market softens slightly and suddenly everyone’s a valuation expert.

“Mate, it’s overpriced.”

Based on what?
An online estimate that doesn’t know the owner rebuilt the house, added a granny flat, spent $300k renovating, installed solar, batteries, landscaping or a new pool?

These algorithms are useful, but they’re not magic.

If a property’s advertised at $5m and your desktop valuation says $3.5m, maybe ask yourself whether the online system actually knows what’s sitting on the block today versus 10 years ago.

Some buyers honestly need a buyer’s agent.
But they’d probably blame them too.

At some point we’ve all just gotta stop blaming everyone else every time things don’t go our way.
