TRANSPARENCY VS PRIVACY. WHERE’S THE LINE?

So now the government wants all sold prices disclosed.

I get it. Buyers want transparency. They want to understand the market and not feel blind.

But we’ve gone too far and completely ignored privacy.

Agents aren’t the ones hiding prices.
It’s the buyers or sellers asking for it to stay private.

We don’t really care. Half the time it’d be easier to just put the price online and move on.
But if a client says don’t disclose it, we respect that.

Now the story is agents aren’t transparent. That’s just not true.

If it becomes law, fine. Makes life easier.
We just say it’s the law and move on.

But from a human point of view, I don’t love it.

Why should anyone be able to jump online and see what you sold your home for?
We don’t publish our bank balances. So why this?

And here’s the reality.

If you’re serious about buying, act like it.
Pick up the phone. Have a conversation. Build relationships.

You call me, I’ll probably tell you the price. Most good agents will.
That’s the whole point of professionals.

Buyer’s agents exist for a reason too. They’re across everything.

But sending emails demanding info and then getting s**tty?
You’ll get the same energy back.

Be normal. Be decent. Talk to people.

Agents aren’t going anywhere.
And the easier you are to deal with, the better this works for you.

BEHIND THE HEDGE – 11TH APRIL 2026

Property update for Warrawee, Turramurra and surrounding suburbs.

If you’re thinking about selling a luxury home around here, you already know who to call.

Quick one this week — not much happening. Two new listings, two sales.

But here’s what matters. Both of those sales took about six months. Not days… months. They came out last year with a bit of a story on price. In a rising market, you can get away with that.

Not right now.

This market’s tighter. More balanced. Buyers are sharp. Come out wrong and you sit… until you meet the market anyway.

That’s exactly what happened. Owners adjusted. Properties sold.

Simple.

If you’re thinking of selling, pricing and strategy matter more than ever. And so does your agent. In this market, you don’t need a storyteller — you need a heavy hitter.

I heard there’s talk about making it compulsory for sellers to get a building and pest report before going to market.

Honestly… I was shocked.

Not because it’s a bad idea. Just because… why isn’t everyone already doing it?

Let’s keep this really simple.

If your agent hasn’t told you to get a building and pest report before going live, get a new agent. Straight up.

I don’t care if the house is brand new, 20 years old, or falling apart. You need to know what you’re selling.

Because every serious buyer is going to ask the same thing.

Is there a building report?
Anything we should know?
Do we need to get our own inspection?

If you don’t have one ready to go, you slow everything down. You create doubt. You lose momentum.

And worse, you risk finding something mid negotiation when it actually matters.

That’s how deals fall over.
That’s how prices get reduced.
That’s how campaigns drag on.

If you want a clean campaign and strong offers, get it done upfront.

If you want surprises and renegotiations… don’t.
Pretty simple.

BEHIND THE HEDGE (Easter edition)

Happy Easter long weekend everyone. Stay safe on the roads, double demerits are in play… although let’s be honest, you should be driving like a good human anyway. Eat some chocolate, spend time with the family, slow it down a bit.

What’s happening in the market across Wahroonga, Warrawee and Turramurra, $3.5m+?

Honestly… not much.

No new listings. No sales.

And that’s exactly what you’d expect heading into Easter. Most people have just said, we’ll deal with it next week.

Now zooming out a bit, there’s obviously a fair bit going on globally. My thoughts are with everyone affected. Hopefully we get some stability and a bit more sanity back sooner rather than later.

What does that mean for property?

Same pattern we always see. When there’s uncertainty, things don’t stop, but they slow down. People pause, think, take a bit more time.

And that’s where the opportunity sits.

If you’re a buyer, this is the window. When things feel quiet, when confidence dips slightly, when competition isn’t as aggressive.

Because the moment good news hits, rates stabilise, sentiment shifts… prices move. And by the time it’s obvious, you’ve already missed it.

The winners pay tomorrow’s price, not yesterday’s.

“AI’s taking your job.”

Yeah… nah.

No robot’s rocking up and taking me out.

If anything, AI’s turned me into a half-man, half-machine, real estate weapon. Robo-agent. Terminator with a phone and a contract.

It just makes me faster. Sharper. More organised.

Better follow up. Better communication. Better systems. Better experience for my clients.

And guess what… that’s who actually wins. The customer.

But here’s the bit everyone misses…

This job isn’t just process.

It’s energy.
It’s empathy.
It’s reading people.
It’s knowing when to push, when to pause, when to shut up.
It’s trust.
It’s care.
It’s being in the trenches with someone while they’re making a massive life decision.

I’ve seen what happens when that’s missing.

Poor communication. Cold delivery. No feel.

Client ends up stressed out of their mind.

And that’s with a real human…

So even if a robot could open the door, run the numbers, and send the emails…

Who’s actually sitting there with the owner when it gets real?

Who’s helping them think straight when emotions kick in?

Who’s guiding the decision?

AI’s not replacing that.

It’s just backing the right operators to be even better.

And if it was that easy…

Some of the s**t agents out there would already be killing it.

Sick of missing out on properties?
Keep getting pipped at the post and wondering why?

It’s simple. You’re trying to pay yesterday’s price.

The buyers who actually win? They pay tomorrow’s price.

Forget underquoting. Forget the rules, the noise, all the excuses.
Yeah, it can be messy… but that’s not why you’re missing out.

Properties don’t sell based on what they’re “worth” today.
They sell based on what someone is willing to pay for where it’s going.

That’s tomorrow’s price.

Buyers want a deal. Agents are trying to push you forward.
That gap right there? That’s where you keep losing.

You can fight it… or you can understand it.

Because the reality is, if you’re willing to step up and pay where the market’s heading, you don’t miss.

PRICE GUIDES ARE ABOUT TO BE MANDATORY…

Cool. Put them on, don’t put them on. Doesn’t really change much.

You still need to speak to the agent. You still need to understand how the price guide was set, what the comps are, what the owner wants, who else is circling.

Because here’s the truth…

If it sells way over, people get upset.
If it sells under, people get upset.

It’s a no win.

And the big one people don’t want to hear… some buyers are paying tomorrow’s price today.

If a property is rare or irreplaceable, someone will just go stuff it, I’ll pay what this is worth in 3, 5, 10 years. And it’s gone.

So what does forcing price guides fix? Not much.

Banks can’t perfectly value property. Buyers can’t. Agents can’t. It’s a market, not a spreadsheet.

And let’s just get the elephant out of the room…

The reason I don’t always put a price guide isn’t because I’m hiding anything. It’s because I actually want to talk to you.

I want your name, your details, so I can do my job, which is to sell you the property.

That requires a conversation.

If you press enquire, most agents will respond straight away. If they don’t, follow up. Call them. Message them again.

A price guide on a screen isn’t going to replace that.

BEHIND THE HEDGE
Wahroonga | Warrawee | Turramurra
(weekly, sometimes not, we’re getting there)

Quick update from around the grounds in the $3.5m+ space.

Not a lot happening over the last couple of weeks.
We’re seeing roughly 2 sales a week, but closer to 8 to 10 new listings coming on.

So at the moment, there’s more choice than there is action.
Definitely something to keep an eye on.

On the bigger picture…

We’ve had another rate rise from the RBA, but interestingly the latest ABS data for February actually showed inflation easing slightly.

So locally, things were starting to head in the right direction.
Globally, it’s obviously a bit of a different story.

There’s still uncertainty out there, rising costs, petrol, everything that comes with it, and the RBA tends to play it safe when that’s the case.

But here’s the reality…

If you’re a buyer sitting around waiting for the perfect moment, it might be worth reconsidering.

These are often the times where opportunities pop up quietly.

Because when things settle, markets can move quickly, and you don’t want to be chasing.

If you’re buying for the long term, say 10 years plus, the trend in our area has always been pretty clear.

It goes up.

Short term, yeah, you can get caught out.
Long term, it’s a different conversation.

Anyway, that’s your quick snapshot.

Kuringai Little Athletics Centre (KLAC) President’s Update from the one and only Mike Hooton

This week was a special one down at KLAC.

It was the President’s Cup Relay and also the day around 100 Kuringai Little Athletics Centre athletes received their gifts ahead of the State Championships.

A big thanks to the one and only Cameron McEntyre for handing them out. It was great to see him there supporting the kids.

We’re proud to be supporting KLAC as well. For Little A’s families and supporters, if you’re lucky enough to have us sell your home and we break a street or suburb record, we’ll donate up to $5,000 back to the club to help them with whatever equipment or support they need.

Clubs like this run on passionate volunteers, and the president Mike Hooton is doing an incredible job leading the club.

For me personally, it also ticked off one of my life goals — handing over my first novelty cheque. Hopefully there are plenty more of those to come.

Great to see everyone there and good luck to all the athletes heading to the State Championships.
