For those that are unaware, there has been media speculation that Transfer Duty (otherwise know as the Stamp Duty payable when you buy property) has been calculated and charged by Revenue NSW incorrectly since 2021. This is being investigated. We have no further information at this time. We are advised that should a purchaser be eligible for a refund from Revenue NSW, this application will be lodged by each purchaser directly with Revenue NSW. We will update our page with further information as soon as it is to hand.

🏑Found the Right Property? Don't Risk Missing Out!

Many buyers don't realise that once an offer is accepted, the property isn't necessarily secured.

If the vendor agrees, one option for residential property purchases is to exchange contracts straight away and retain the cooling-off period. This can help reduce the risk of another buyer stepping in and purchasing the property before you have a chance to finalise your finance and inspections.

The standard cooling-off period in NSW is 5 business days. During this time, you can obtain formal finance approval and arrange any inspections you require before deciding whether to proceed.

It's important to understand that if you choose to withdraw from the contract during the cooling-off period, a fee of 0.25% of the purchase price is payable to the vendor.

This option is not available in every transaction and may not be suitable for every buyer, but it is something worth discussing early if you've found a property you don't want to lose.

As part of new Anti-Money Laundering and Counter-Terrorism Financing (AML/CTF) requirements, all conveyancing clients will now be required to provide additional information and source of funds checks during their transaction.

This means that, in addition to verifying your identity, you will be required to provide information and supporting documents showing where the funds for your purchase or transaction have come from. Once you have completed your part, we are then required to complete a formal assessment on the information supplied.

We understand that these additional requirements may seem unfamiliar and will involve extra work. Please bear with us as we integrate these new processes into our practice. These changes are mandated by legislation and are designed to help protect the integrity of Australia's property market and financial system.

Our team is committed to making the process as simple and straightforward as possible and will guide you through every step.
