The weeks of campaign, buyer feedback and the transparency of the Auction negotiation.

The hype, excitement, anticipation and energy of the “big day”, is difficult to replicate in a private treaty (after the property has demonstrated market performance) and a listing can go stale very quickly, especially when it’s sitting ON top of the market and not IN it!

It’s also a reflection on how incredibly important setting the right reserve is, relative to weeks of buyer intel.
