If you’re already a homeowner and starting to feel like you need a little more space, this could also be a good time to look at your options.
In a more balanced market, buyers often have a little more room to negotiate. For upsizers, that can work in your favour, particularly when the home you’re buying is worth more than the one you’re selling. Even if you achieve slightly less on your current home than at the peak, the dollar gap to your next property may also narrow, which can make upgrading more achievable than you think.
So if you need another bedroom, a bigger yard or simply feel ready for the next stage, it may be worth doing the numbers rather than waiting.

Rents surge past wages as rental affordability plummets under the Albanese government.
This chart from the AFR shows that under the tenure of the three previous prime ministers, Scott Morrison, Malcolm Turnbull and Tony Abbott, wages grew faster than average rents.
NAB and Ray White recently forecast rents would rise by 30 per cent if housing prices remained steady.
