📢 Important Update: Commercial Property Law Changes Coming Soon!
From 1 August 2025, significant changes to Queensland's Commercial property laws will come into effect under the new Seller Disclosure Regime. These updates require all sellers of commercial properties (and more so for residential) to provide a detailed Seller Disclosure Statement before contracts are signed.
Here's what commercial property owners need to know:
✅ Seller Disclosure Statements become mandatory, ensuring transparency in property transactions.
✅ The disclosure must:
- Be in an approved form provided by Queensland Government.
- Include specific information and certificates, such as:
• Current Title Search
• Registered Survey Plan
• Zoning & Town Planning Information
• Building Approvals & Compliance Certificates
• Any easements or encumbrances affecting the property
• Be accurate at the time it's provided.
• Be signed by the seller (electronic signatures accepted).
❗ Failing to meet these requirements could allow buyers to terminate the contract prior to settlement.
