We opened 68 homes and met 141 buyers, foot traffic is softer, but the buyers who are out are serious.

Despite quieter open home numbers this weekend, the underlying story remains strong, Ray White Double Bay has exchanged $257M in March alone, with one day still to go, and $1.73 billion in sales for the financial year to date. That’s a remarkable result in any market.

The broader Sydney market is shifting. Clearance rates have eased to 50–53%, and economists are flagging we could dip below 50%, a level not seen outside of holiday periods in years. For sellers, this is a timely reminder that pricing and strategy matter more than ever right now.

Getting it right in this market is everything.

Our team opened 90 homes and personally met 226 buyers across the Eastern Suburbs.

The RBA raised the cash rate to 4.1%, the second consecutive hike and markets are now pricing in 3 more increases through 2026.

Buyers are dealing with a real double hit, mortgage repayments plus rising petrol and living costs.

The GOOD NEWS is, serious buyers haven’t gone anywhere. They’re just being more selective, and so they should be. That means less noise, more genuine conversations, and real opportunities for vendors who are priced and presented well.

Don’t make the mistake of putting a good buyer in front of an average agent.

Rates, Rates, Rates

All eyes on the RBA Tuesday, markets are pricing in a 70–75% chance of a hike, and the big banks (CBA, NAB, Westpac) are now forecasting two 0.25% rises (March + May), which would push the cash rate to around 4.35%. Rising oil prices linked to the Middle East conflict are a big driver.
