How stupid do the poly's think we are today we are hearing about the the loss of our motor industry. The real problem was high wages we couldn't be competitive. I worked in the Mitsubishi plant many years ago, one man one job and you are in trouble if you do more than you were payed to do, I know that, I got into trouble for it, union controlled work place. They were going to change the laws on leasing vehicles remember that. Did anything get changed? It was the purrfect opportunity to reform the tax to Australian built vehicles only could be used as a lease vehicles. The opposition blame the government but they all have a say. I guess if they are being driven around in a Mercedes or BMW would they wish to lose that? The motor industry needed a lifeline the opportunity was lost.

Just heard Bill Shorten say we don't make promises we can't keep HAHAHA.

Many will not like this idea but worth a look. What's the government need, extra revenue to pay debt and stimulate the economy. What do the the people want at least those who dream of owning their own home, more cash for savings. With the modern swipe cards we now use there is no need for real cash, and transfers can easily be done with a phone.Where are the revenue losses in Australia, one of the biggest would be crime, drug sales and theft in all it's forms, Policing these problems could be almost avoided if we payed a tax only when we spent, can you imagine a drug dealers only way of getting money was to have the funds transferred into his account. I would imagine if there was no way of getting money for their drugs that couldn't be accounted for, the problem would go away, no profit in home invasion how many TVs would a dealer need, if sold on everything would have a money trail. There would be no cash jobs or buying from overseas without paying tax. The police could use their time hunting rapists, pedifiles and murderes. How many unemployed persons sell drugs, or are working for cash, there is no way of knowing their net income at this time.

Negative gearing was introduced to offset the lack of public housing and to offset the costs of providing that service. The government has been selling public housing ever since. We need to be realistic where will the savings for building a new home come from?Is the price of land going to drop or will the builders take a pay cut? I own two new houses from a mechanics wage if these rules change the middle income earner will not get the chance I had. I had to wait for my kids to grow up you need a deposit, no matter what the price of the home is.

My last post from the news is about buying a home for an investment and living there, it's not really investing. It's better to buy an investment house you like, thinking one day to make it your home and renting a home with the lowest rent as you can. As things stand with negative gearing you can buy a new home and write off the loan intrest and insurance, land rates against the tax you pay.
I found the first year the hardest because the tax return is after a year, then it is easier because the tax return put into your housing account pays the payments you were paying the year before. The moneys you were paying the first year you can use to pay the house payments down. This works for you because as you are making extra payments, it lower the repayments. If you can keep this up, keeping your repayments the same. The money's owing will decline faster than you think because the interest on a twenty five year loan are around double the original loan. So for every extra dollar amount you pay you are effectively paying off double. So if you pay off an extra $1,000 you save around $1,000 in intrest.(your accountant will not like this but we are talking about owning a house to live not tax) Sooner or later you will be thinking shall I move into my house because the repayments are less than the rent you pay or let things stay as they are for just a couple of years and live there with no repayments just the usual land rates ect. At the very least after the first years tax return with moneys in the house account will help you sleep better.
Let's hope Shorten doesn't take this opportunity off those working to get ahead.
