The main lodge has been well designed with stunning solid celery top pine poles throughout, rendered walls combined with the timber cathedral ceilings which certainly have the "WOW" factor, especially with the sensational ocean views from the main glass walls on the north-facing area.

The lodge has four large double bedrooms, two large living areas, a dining area, two bathrooms and a commercial size kitchen which has two gas ovens and a wood heater which also heats the Lodge during the winter months.

There is also a large Saxon wood heater located in the large open-plan living area which heats the lodge, perfect for those chilly winter nights sitting back sipping your favourite beverages.

The main lodge runs a 240-volt off-the-grid solar system with the latest Victron devices. The system has two sets of batteries to minimise the use of the generator. The recently purchased generator is a 5.5kw diesel, also a backup 30i Honda petrol generator.

The two-story main lodge was built with quality in mind including Tasmanian Oak timber stairwell and floors.

The building is north facing and captures the winter sun which heats the house and captures the sun for the off-grid solar system.

The living areas and front bedrooms also share the amazing ocean views, and the two back bedrooms both share the lovely bush setting.

There is a massive wrap-around deck area for all-year-round entertainment which also shares the stunning ocean views.

The ground floor consists of a large open-plan living and entertaining area, a fabulous commercial size kitchen, a large double bedroom that has the most amazing views and another large double bedroom. The bottom bathroom has recently been renovated and has a European laundry and a separate toilet.

Below the bottom bedroom is a large cellar which houses the updated solar system.

The top floor consists of a front large double bedroom which has sensational ocean views and a walk-in robe.

A second large double bedroom which has beautiful bush views.

There is a large bathroom and toilet recently renovated with a clawfoot bath.

The top floor also has a fabulous mezzanine large living entertainment area which is currently used as a games room and also has amazing ocean views.

Above the top floor bedrooms is an attic which is currently unused but has potential as an additional bedroom.

Lumera Eco Lodge and Chalets is situated on 75 acres/29.4 hectares of lovely bushland which hosts many Tasmanian wildlife such as wedgetail eagles, Tasmanian Devils, quolls, wombats, wallabies etc.

Lumera is unique with the endangered Blind Velvet Worm which are only found on the property and immediate surrounds with many more endangered species too many to mention.

Lumera Eco Lodge and Chalets has been proclaimed as a Private Nature Reserve by the Tasmanian State Government.

The property has the highest conservation listing available in Tasmania. Looking forward with the future in mind the owners have protected 24 ha which leaves a corridor of 4.5 ha for further development STCA.

Situated at the end of Gillies Road you have the luxury of no passing traffic as the property backs onto St Patricks Head State Reserve of 1500ha

With limited neighbours, you have peace and tranquillity which is hard to achieve in these times of over-development.

Wedge Tailed eagles are often seen soaring above, yellow tail black cockatoos also nest on the property bringing much joy and pleasure with their calls and antics.

There is a copper sprinkler system on the Lodge for fire fighting purposes, a must in rural locations.

Included is a large dam that is used for the fire fighting connected to the copper sprinkler system, also a 25,000-gallon water tank specifically for fire fighting purposes. The sprinkler system is powered by a petrol water pump fed by either the dam or the water tank.

The dam also hosts many wildlife such as frogs, ducks and other wildlife.

Two 44,000-gallon concrete water tanks supply the clean filtered rainwater from the huge roofline of the lodge guaranteeing fresh crystal clear drinking water all year round.

Both the Lodge and Chalets are fitted with quality whole house tank water filters which supply safe, clean and filtered water, the filters are easily changed once a year.

Although the property is tucked away on St Patricks Head, St Marys township is only a short distance at 4.5kms.

St Marys is a lovely township with many facilities such as a 8 room hospital with a medical clinic, Post Office, local district high school from prep to year 12 which also has a public swimming pool, child day care centre, fire brigade and ambulance centre, two IGA supermarkets, a excellent well known country hotel, golf course & sports centre, online centre plus many cafes and interesting stores.

St Marys is only a short 15 minute drive to the best beaches in Tasmania & a 35 minute drive to St Helens and the ever popular mountain bike tracks.

Business Potential:
Included are three Eco Studio Chalets that have been operated as a short-term holiday retreat which are opened part time by the current owners.

Please note due to major health issues the business has only been open a few months a year therefore no financials are available.

The chalets are fully furnished and share the amazing ocean vista which is one of the main attractions for local, national and international guests.

The chalets all have independent 12v off-grid systems which power each chalet with plenty of supply. Guests still enjoy all the amenities with the 12v system with inverters supplied to charge their 240v devices.

The chalets have been well maintained over many years and all have new quality Bosch hot water systems recently installed.

It is highly recommended to visit the property or stay a night or two to appreciate the serenity and beauty of Lumera and its surroundings.
