I only got a few mins with the lady and her colleague but she was so grateful for our chat, to talk to her differently to most others. She finished by telling me she needed that chat, something to think about and It’s why I share my journey. Maybe this is something you needed to hear today?

Is property development all sunshine and roses?

Well… today I’m sitting in beautiful Santorini. The sun is shining, the views are incredible, and from the outside it probably looks like life couldn’t be better.

Then my phone rang.

The building inspector told me there’s a possibility all nine bathrooms floors across our four villas may need to be ripped out and redone.

Not exactly the call you want to get while you’re on the other side of the world or ever to be honest.

Years ago, that phone call would have sent me into a panic. I would have gone into blame and victim mode..

Today?

I don’t like it. It’s frustrating. It’s expensive, the holding costs alone will be costly. But I also know it’s just another problem to solve.

That’s one of the biggest lessons property development has taught me.

Success in this game isn’t about avoiding problems. It’s about becoming the kind of person who knows how to deal with them.

Every project has challenges. Delays. Unexpected costs. Trades making mistakes. Council issues. Finance hurdles.

The difference isn’t that experienced developers have fewer problems.

The difference is they don’t let the problems stop them.

That’s also why I love mentoring people through development.

People often think they need someone to find them the perfect site or give them the magic formula. In reality, what they need is someone who’s been through the challenges before, so when something goes wrong, they don’t make decisions based on fear.

Experience gives you perspective.

And perspective gives you confidence.

Property development has given John and me an incredible life. The freedom to travel, to work from anywhere and to spend time doing what matters most.

But that freedom didn’t come because everything went perfectly.

It came because we kept solving one problem after another.

That’s property development.

Not sunshine and roses…

Just problem solving, one challenge at a time.

Make sure you don't forget this in your feaso!

If you're a property owner or investor, you'll be familiar with this...
But in property development it's a little different.

So make sure you remember to account for it in your feaso, it was something I left out when I was first starting
