One of the conversations we have been having more frequently lately is around how much buyer behaviour has shifted compared to this time last year.

Across Sandgate, Shorncliffe, Brighton, Bracken Ridge and Deagon, buyers and investors are taking longer to compare homes, revisit properties and weigh overall value before committing, particularly as increased choice, affordability pressures and broader economic uncertainty continue to create a more considered environment.

At the same time, Brisbane’s median dwelling value is currently sitting at approximately $1.116 million, while rental vacancy rates remain below 1%, continuing to support underlying demand and longer-term confidence throughout the market.

What we are continuing to see throughout the 4017 is that strong results are still being achieved where pricing, presentation and strategy are aligned appropriately to current conditions.
