Why We May Need to Ask You Some Awkward Questions.....

No, we aren’t just being nosy - the law requires it.

From 1 July 2026, real estate agents across Australia will come under new Commonwealth Anti-Money Laundering and Counter-Terrorism Financing laws, commonly known as AML/CTF Tranche 2.

In practical terms, this means our team at Ray White Rural Sarina will be required to carry out strict “Know Your Customer” (KYC) due diligence, maintain specific records, and report certain matters to AUSTRAC (the Australian Transaction Reports and Analysis Centre).

What Does This Mean for You?
This is entirely separate from the standard proof-of-identity checks agents already carry out under Queensland state regulations. Because this new regime is a federal obligation, it goes much deeper than simply sighting a driver's license.

As a result, we may need to ask our clients more detailed questions regarding:

* Identity and beneficial ownership
* Company and trust structures
* Source of funds/wealth for property transactions

If that sounds a little invasive, we completely understand. It is not a process real estate agents asked for, but it is a legal requirement that we must strictly adhere to.

We are already preparing for these new obligations. To make this transition as smooth as possible for our clients.

A Quick Reassurance:
For the vast majority of our genuine clients, this will simply be an extra administrative step - perhaps a little inconvenient, but nothing to be alarmed about. The overarching goal is to protect Australia’s property market, including our local regional communities, from being misused for money laundering and other criminal activity.

So, while there will be a bit more paperwork than you might be used to, we will do our absolute best to make the process as straightforward, sensible, and hassle-free as possible.
