Transform your space with some Feng Shui magic, the ancient Chinese art of harmonising your environment, is all about creating a flow of positive energy and good fortune in your daily life. 🏡

Here are some handy tips to enhance your home’s energy flow:
1️⃣ Declutter: A tidy room promotes positive energy. Clutter acts like a dam, blocking the flow of good vibes. Keep your spaces organized to let that energy thrive!
2️⃣ Keep the Entryway Clear: Your front entrance is crucial for attracting wealth and positive energy. Make sure it’s free of clutter and visually appealing to draw in good fortune!
3️⃣ Balance Yin and Yang: Feng Shui is all about harmony. Balance the five elements—earth, metal, water, air, and fire. Use plants, candles, and decor to create a serene atmosphere.
4️⃣ Engage Your Senses: Consider how your space looks, smells, and feels. A balanced environment stimulates your senses and enhances your well-being.
Feng Shui doesn’t have to be complicated! The key is to remove obstacles and maintain balance.

🏡 What are Australia's cooling and strong markets?

The property market is showing 2 distinct trends:

👉 Cooling markets:
Sydney, Canberra, Melbourne, and Hobart are slowing, with growth averaging 2.9% over the past year (down from a peak of 6.7%).

Key challenges include higher interest rates, housing supply, economic pressures, and low population growth. The luxury market in Sydney and Melbourne is particularly soft.

👉Strong markets:
Perth, Adelaide, and Brisbane continue to thrive, with annual growth at 13.2% (down from 18.9%).

Population increases, limited housing supply, and strong local economies are driving these markets, though some signs of softening are emerging in Perth.

📈 In 2025, interest rate cuts and local factors like housing supply will shape each city’s trajectory.

Market conditions are increasingly favourable for prospective buyers. An expansion in available listings has broadened choice, while the decelerating price growth has created opportunities, particularly for first-time homebuyers.

Adding to the positive outlook, the September quarter inflation figure has dropped to 2.8%, strengthening expectations of an interest rate cut in early 2025.

Inflation is now within the Reserve Bank of Australia’s target range, coming in at 2.8% for the September quarter and 2.1% for October. Despite this, the RBA announced the interest rates to remain on hold last month.

However...there are still rising uncertainties that will impact rate cuts this year.

The last week of spring selling season wrapped up with a bang.

527 went to auction this weekend and we recorded a preliminary clearance rate of 56.3%, with an average of 3.1 registered bidders and 2.4 active bidders per auction.

Despite the inflation now within the Reserve Bank of Australia’s target range, coming in at 2.8% for the September quarter and 2.1%for October, Ray White chief economist Nerida Conisbee expects the RBA is more than likely to remain on hold after their next board meeting on December 9-10.
