April 2026 Inner West market update.
The numbers in few slides.

Values softening. Clearance rate in the high 50s for the last few weeks. Un-renovated houses slipping, units holding better but only when priced sharply.

We sold four apartments across two buildings on Geelong Road, West Footscray in the space of five weeks. One went to market publicly. The other three never appeared on Domain or realestate.com.au.
After selling 5/368, we stayed in contact with the buyers who missed out. When other owners in the same buildings decided to sell, we already had the right people. No new campaign needed. We just connected the dots.
A couple of things that stood out along the way.
Entry level apartments in this pocket are performing well. 3/372 sold two years ago for $400,000 and sold again recently for $452,000. 201/368 was purchased for $395,000 and sold for $420,000. In a segment where growth is not always a given, these results were encouraging.
The buyer pool was a genuine mix. Two owner-occupiers, two interstate investors from NSW, QLD and WA. That combination created real competition across most of these sales, which helped the outcomes for our vendors.
Off market worked here because the relationships and the database were already there. We were already speaking with the right buyers. We did not need to go back to market.

March update.
A strong month across the inner west. Multiple sales above $2 million, auctions with genuine competition, and buyers actively missing out.
The market is performing well, perhaps better than expected given the current economic climate. Interest rates and broader pressures are real, but we're yet to see them reflected in results. That may change over the coming months. For now, buyers are active and serious.
We're heading into April with a full pipeline. Off market activity is picking up, we have buyers across multiple price points who are ready to move.
