One of the most common misconceptions I hear is that once you've received pre-approval, your home loan is guaranteed.
The reality is that pre-approval is an excellent first step, but it's not the lender's final approval.

Once you've found a property, your lender will usually complete a final assessment, which may include:

🏠 A valuation of the property
📄 Confirmation of your financial circumstances
✅ Final lending checks

That's why it's important to avoid making significant financial changes during the buying process, such as taking on new debt or changing jobs without first seeking advice.

It's not just your income that lenders look at.

Your income is important when applying for a home loan but it's only one part of the picture.

Lenders may also look at your regular living expenses, existing debts, credit history and the deposit or equity you have available.

That's why two people earning the same income can sometimes have very different borrowing capacities.

Myth:

"I should wait until I've found the perfect house before talking to a mortgage broker."

Fact:

Speaking to a broker before you start house hunting can actually put you in a much stronger position.

Knowing your borrowing capacity, understanding your budget and obtaining pre-approval (where appropriate) can make the buying process far less stressful.

Buying a home is exciting - but it's even better when you're prepared.
