One of the questions we hear most often from people considering a Piccolo House home is what the community is actually like once you move in.

At Piccolo House - 385 Gore St, Fitzroy, residents describe something that formed almost immediately. A foyer where neighbours gather for a glass of w**e on a Friday evening. Michael Piccolo still meets every purchaser personally, at the very start of their journey and again at settlement, when he hands over the keys himself.

It is a habit that goes back to his parents, Mima and Martin, who founded Piccolo House more than fifty years ago. Michael grew up around the business, and today he oversees everything from design through to construction, alongside Ola Hensworth and Toby Earle, who have each been with Piccolo House for twenty years.

Future residents often tell us this personal involvement is what gives them confidence, particularly if they are buying off the plan for the first time. It is not something you can put a price on, but it is something you can feel the moment you walk through a Piccolo House display.

Anyone who knows Piccolo House knows this.

If you know Kew, you know Toscano's. The much-loved grocer has anchored High Street for years, and our Display Residence now sits directly opposite.

It's the best place to understand what we're building at 18 Barry Street, and it's a short walk from the site itself. Piccolo House sits in a pocket of tree-lined streets, heritage homes, and the quiet, neighbourly feel that's increasingly hard to find in Melbourne.

For anyone weighing up a move, the neighbourhood matters as much as the home. This is a place where you can walk to everything you need and still come home to somewhere calm.

'This recognition belongs to the whole team,' said Michael Piccolo

Piccolo House at 385 Gore St, Fitzroy has been awarded National Development of the Year (Medium Density Residential, 40+) at The Urban Developer Awards for Industry Excellence 2026.

Now in its eighth year, this is one of the property industry's most respected, independently judged awards, and this year's field was the biggest yet with over 200 finalists across 26 categories, judged by 40 industry leaders.

Piccolo House was recognised for its considered response to Fitzroy's industrial and heritage character, with judges praising the design quality, the durable materials and the strength of the architectural collaboration behind it.

Woods Bagot, Hecker Guthrie, Acre and Hamilton Marino brought a level of care and collaboration to this project that we're incredibly proud of. Good outcomes come from good people working well together over a long period.

This Saturday, we're opening the doors of 385 Gore St, Fitzroy for Open House Melbourne.

Small groups. An unhurried pace. A close look at the finished building, from the entry and lobby through to the garden and the dining room residents now gather in.

With thanks to Woods Bagot and Hecker Guthrie who will be guiding visitors - the two studios who spent years getting the scale, the materials and the light right.

Tickets went faster than we expected and every spot was gone within days. To those who missed out, we hope we can welcome you to another Piccolo House soon.

House is a team of people who've been collaborating for decades.

Michael Piccolo, Gaby Cilia, Toby Earle and Ola Hensworth make up the core of the Piccolo team. Ola and Toby have each been with Piccolo for more than twenty years. Gaby and Michael, even longer.

That kind of longevity is unusual, and it shows. It's the reason why quality at Piccolo feels less like a promise and more like a given, project after project.

A second-floor home with a considered north-east aspect, a private terrace and the Hecker Guthrie interior language throughout. Three-metre ceilings. A kitchen appointed with Gaggenau Expressive Series appliances, travertine benchtops and a full butler's pantry.

Architecture at Piccolo House - 18 Barry St, Kew begins with the land.

The site's natural fall, a gentle slope across the block, became the organising principle for Woods Bagot's design. Rather than flatten or contain it, five pavilion-style buildings step with the topography, each one finding its own footing and creating a rhythm of rooflines and garden spaces between.

The result is a composition that feels settled, almost inevitable, within its surroundings. Contemporary roof forms echo the Edwardian and Queen Anne character of neighbouring homes, not in mimicry, but in proportion and restraint. The material palette reinforces this quiet confidence: slate, board-formed concrete, stone and steel, each selected for its ability to weather over time, developing depth and character with every passing season.
