This one was about finding the right home for a wonderful family and making the experience a far more positive one along the way.

Our clients came to us through a recommendation after some less than enjoyable experiences with real estate in the past. From our very first phone call, we connected well, understood exactly what they were hoping to achieve and got straight to work.

The brief was clear. A spacious family home in Bayside with four or more bedrooms, great outdoor entertaining, a pool and, importantly, close enough to the children’s school to walk them there.

After recently missing out on a property, our clients were introduced to us through a strong recommendation to help them navigate the search and secure the right family home.

The brief was clear a quality home with character, a practical floorplan and a location that worked perfectly for their lifestyle.

Helping a family upsize is always about more than simply finding a bigger house. It’s about finding a home that works for the way family life actually unfolds, now and for the years ahead.

For our clients, this beautifully renovated four bedroom home ticked all the right boxes. Generous accommodation, two bathrooms and a gorgeous family living space opening directly onto the deck and west facing backyard made it an easy home to imagine growing into.

Sometimes the right family home never makes it to market.

We’re thrilled to have helped our clients, a young family ready for their next chapter, secure this fantastic Ashburton home off market.

There are some homes where you know the competition is going to be strong. This was one of them.

Directly opposite A.H. Capp Reserve in an idyllic West Preston pocket, this beautiful Art Deco home offered the combination that can be incredibly hard to find: character, generous proportions, a north facing rear garden, substantial land and a parkside position our client absolutely loved.

Come auction day, there was plenty of competition.

But competitive auctions aren’t won by simply being prepared to bid the most. They’re won by knowing what the property is worth, understanding where you’re prepared to compete and having a strategy before the auctioneer even starts.

Sometimes, the right home is the one you’re already living in.

After renting this Carlton North home for five years, our clients knew it inside and out. They loved the home, loved the location and, understandably, had started to wonder whether they might ever have the opportunity to make it their own.

So, they asked the question.

When it became clear the owners may be open to selling, their mortgage broker suggested they speak with us to help navigate what was a very different kind of property purchase.

With no traditional sales campaign to guide the process, our role was to establish value, undertake the necessary due diligence and create a strategy that gave both our clients and the vendors confidence to move forward.

From there, we negotiated directly with the vendors, liaised closely with the conveyancers on both sides and worked through the detail to ultimately secure a home our clients already knew they loved.

Five years as tenants. Now, finally, they get to call it their own.

A particularly special acquisition in the heart of Carlton North, and a great example of how property opportunities don’t always arrive through the usual channels.

Some property searches are about more than the property itself.

After previously helping her brother purchase, it was especially rewarding to be trusted by the family again for this first home purchase.

Being close to Mum was an important part of the brief, but so was finding a home that felt right in its own regard. Low maintenance and secure, with generous proportions, plenty of natural light and a location that puts Bay Street, the train and the beach all within easy reach.

When this home came to market in a tightly held Brighton building, it stood out quickly. So did the competition.

After just one open for inspection there were multiple interested buyers, making our approach and timing particularly important. We positioned our buyer strongly, negotiated with purpose and secured the property.
