Spending money before selling doesn’t automatically mean adding the same amount to your sale price. 🏡

A $20,000 renovation could add value, but it could also simply make the home easier to sell, or in some cases, give you very little return at all.

The key is knowing what buyers in your current market are actually willing to pay more for. Sometimes fresh paint and flooring make sense. Sometimes the dated kitchen is better left exactly as it is.

Before spending thousands getting your property “market ready”, speak to an agent who can tell you where your money is likely to make a difference, and where it probably won’t.

If you had your property appraised 3 to 6 months ago, that figure may no longer reflect what buyers are willing to pay today. Buyer demand, competition and recent comparable sales have all shifted, and online estimates can take time to catch up with what’s actually happening on the ground.

Still relying on your March appraisal? It might be time for an update 👀

The market has shifted, and we’re seeing the change firsthand across Redbank Plains and surrounding suburbs.

An appraisal from 3 to 6 months ago was based on the buyer demand, competition and comparable sales available at that time. It doesn’t mean your property holds that same value indefinitely.

And while online property estimates can be a useful starting point, they don’t walk through your home. They can’t properly account for the condition, renovations, upgrades, layout, presentation or those little differences that can have a big impact on what a buyer is prepared to pay.

There can also be a lag in the data. When fewer properties are selling, older sales can remain part of the statistics for longer, while agents on the ground are already seeing changes through current buyer enquiries, open home attendance, offers, negotiations and contracts happening right now.

The market can move before the online numbers catch up 📉

If you had an appraisal earlier this year and you’re considering selling, get an updated one. The best indication of where your property sits today comes from today’s buyers, today’s competition and today’s market.

Selling a home? Here’s what actually happens before the SOLD sticker goes up. 🏡

It might look simple from the outside, but there are a few important stages every seller should understand.

It starts with an appraisal, then preparing and marketing the property to attract buyers. Once launched, we manage enquiries, open homes, buyer feedback and negotiations to secure the right offer.

An accepted offer means under contract, not necessarily SOLD. Any contract conditions still need to be satisfied before the property becomes unconditional. Then it’s onto settlement, handing over the keys and officially marking it SOLD. 🔑

Every sale takes a slightly different road, but the destination is the same. SOLD! ❤️

Why do we digitally stage some of our listings? 🏡

For us, it’s about privacy, potential and transparency.

Digital staging allows us to protect the privacy of occupants and tenants by removing their personal belongings from marketing photos, while also helping buyers envision how an empty space could look and feel once furnished.

But there’s an important difference between digitally staging a home and digitally changing a home. We don’t change wall colours, flooring, grass, permanent fixtures or the actual features of the property. We keep the home itself as it is and only add furniture and décor.

The goal isn’t to make a property look like something it’s not. It’s simply to help buyers see what the space could be, while keeping our marketing transparent and the occupant’s privacy protected 📸
