🌿 SPRING PROPERTY MARKET UPDATE | VICTORIA
Victoria’s property market may be entering spring with fewer fireworks than this time last year, but there are still plenty of reasons for both buyers and sellers to feel confident.
Melbourne’s preliminary auction clearance rate currently sits at 57%, compared with 71% at the same time last year — a decrease of 14 percentage points.

The typical auction is now attracting approximately two active bidders, compared with more than three a year ago. While competition has softened, this is creating opportunities for buyers to negotiate and secure quality homes without facing the intense bidding experienced during stronger periods.
Encouragingly, buyer enquiry is rising across several affordable and lifestyle-focused areas of Melbourne, demonstrating that motivated buyers remain active where value, quality and liveability align.
Victoria’s longer-term housing outlook also highlights the importance of established homes. A projected shortage of almost 27,000 tradespeople by 2035 could further constrain new construction and place continued pressure on housing supply.
Meanwhile, Victorians are expected to invest approximately $14.6 billion in energy-efficiency improvements over the next five years, potentially adding greater comfort, efficiency and buyer appeal to existing homes.
