Real Estate Myth or Fact: As a first-time homebuyer in Newfoundland, do you really need a 20% down payment plus closing costs to buy a home? 🤔

Here’s the truth: You don’t need a 20% down payment! In Newfoundland and Labrador, first-time buyers can purchase a home with as little as 5% down on homes up to $500,000 (and 10% on the portion above that). There are also government programs that can help with down payments and closing costs.

Speaking of closing costs, they typically range from 1.5% to 2% of the purchase price, covering legal fees and more. Plus, Newfoundland’s First-Time Homebuyers Program (FHP) can help with up to 5% of the home price and 50% of legal costs (up to $1,500).

Just kidding! But in all seriousness, spotting cameras all over a home you're about to view is a big reminder that *everything* you say could be overheard—and that can seriously impact negotiations.

Here’s why: If a seller hears you say, “I love this house! It’s perfect!” they’ll know you’re emotionally attached, which could make them less willing to negotiate on price or repairs. On the flip side, if they hear you pointing out flaws, they might feel defensive or take a firmer stance in negotiations. Either way, it puts buyers at a disadvantage.

That’s why I always tell my clients to keep their thoughts neutral inside the home and save the real discussion for when we’re outside or in a private setting. I want to hear all your feedback—but let’s wait until we’re in a safe space to talk openly!
