In reality, there are important differences between what's covered under the Owners Corporation's strata insurance and what remains your responsibility.

Generally, strata insurance covers items such as:

However, lot owners are typically responsible for items including:

One of the key steps in the strata renewal process is forming a Strata Renewal Committee.

This committee is established by the owners corporation to:

βœ” Investigate the strata renewal proposal
βœ” Prepare a strata renewal plan based on that proposal
βœ” Help progress the process for owners to consider

A Strata Renewal Committee isn't formed automatically. It can only be established after:

β€’ A valid strata renewal proposal has been received
β€’ The strata committee determines the proposal should be considered by the owners corporation
β€’ The owners corporation resolves that the proposal should be investigated by a Strata Renewal Committee

Because committee members have important responsibilities and legal obligations, obtaining professional advice before establishing the committee is strongly recommended.
