What may simply look like the highest price for a 2 bedroom house in the area at $1.5m is actually a far more interesting story.

The owners of this home bought the land through us almost 12 months ago with the plans of building a new home to move into. A change of plans with a move to the coast meant that we worked hand in hand over the final months to ensure a smooth transition to market after the build was complete.

Having designed the house specifically to meet their needs we knew there would be a few objections that we would need to address for potential buyers

The main objection would be that the sellers had converted a 3 bedroom layout to take advantage of the city view to the rear and in doing so removed the extra bedroom most home buyers would want. To counter this we ensured we met on-site and had a quote from a builder with a plan on how the home could be converted back to 3 bedrooms, taking full advantage of the 3 bathrooms in the home for double en-suites.

Staging furniture was carefully used to curate the space and it was the same afternoon as install where we showed the soon to be buyer through the home, prior to launching on the market and a deal was struck moments from publishing online.

Having been fortunate enough to sell this home prior to its completion 18 months ago, it was a privilege to be asked to help the owners sell the home over the Christmas break to assist with their next move.
