🏡 Building Investment Tips & Tricks – Part 3

Want to add value to your home without blowing the budget?

✨ Tip 1: Invest in stone benchtops for the kitchen, but use laminates in the pantry and laundry. These areas don't get the same attention, and you'll save $$$ without compromising the overall look.

✨ Tip 2: Choose a small round laundry tub instead of a large square trough. It's more affordable, looks modern, and let's be honest most people don't need a huge laundry sink anyway.

✨ Tip 3: Add pendant lights above your island bench. It's a simple upgrade that instantly creates a stylish coastal-modern feel and gives your kitchen that designer touch.

More things I did during my builds that kept costs down but made the property look sharp and easy to maintain.

Ditch the tiles in the living / kitchen areas. Coming from someone who owned a cleaning business — grout is terrible to keep clean and costing to get cleaned!
Vinyl plank, oak tones or darker. Easy to maintain, looks incredible, tenants aren't destroying it.

Cupboards, do not go dark. I've been there, done that. White or light is in for the win!

Outside area - Keep it basic and easy to maintain, most tenants are not gardeners

Build It Smart Investment Tips
Building a house? Here are some things I did that didn't cost a heap but added serious value to the property.

Low cost. High value. Here's what I did.

If you're putting in a second living area — throw a wardrobe in it. Minimal cost. Now you've got storage AND a fourth bedroom on paper. Higher rent. Higher sale price. Done.

Second living area + wardrobe = 4th bedroom*

Floor to ceiling tiles in the bathroom. One to two grand upgrade. Worth every cent. No condensation damage, dead easy to clean, looks a million bucks. Feature wall, vertical lay modern, coastal, sharp.

Floor to ceiling tiles = low maintenance + high impact*

Take the plumbing ware out of your build contract if your builder will let you. Shop direct from wholesalers. Fluted baths, basins, arched mirrors, matte black tapware fraction of the price. I've done it on every single build.

Source your own tapware = big savings, better look
