IAN UGARTE
PROPERTY INVESTOR, DEVELOPER, EDUCATOR, MENTOR

Ian is a full-time property investor and Australia’s leading micro apartment, rooming house and boarding house specialist. Born in Sydney to Spanish immigrants, who lovingly instilled in him the ethics and importance of family, community and hard work, his family had a history of qualified plumbers; the unspoken expectation was that he wou

ld follow in their footsteps. As a young man, Ian believed being a qualified plumber and builder meant he had all the skills needed to make becoming a wealthy property developer a reality. After buying his first investment property at age 19, Ian soon accumulated a portfolio of seven properties. The problem was, with six out of seven negatively geared, he found himself with less cash each week ... instead of more. His dire financial situation forcing him to sell six out of his seven properties, a 'fire sale' costing him over $300K, he had only 1 property remaining. Ian did extensive research on successful approaches to housing in the international arena, refined, and upgraded these for the Australian market, to then apply many of these learnings to their one remaining property. Thirteen months later, he was able to quit his paying day job and continued applying this strategy to his ever-growing passive income property portfolio. Ian is known to be working on 20-30 properties a month using his proven system and authored the book, "Small Is The New Big". An unstoppable entrepreneur & educator, Ian has not only taught qualified building trades at TAFE, but he also shares his expertise in the property development and property investing fields, having educated over 125,000 people at his live masterclasses over the past decade and is now recognised as Australia’s leading micro apartment, rooming and boarding house specialist. A regular media guest across Ticker News, Today Extra, The Sydney Morning Herald, Realestate.com.au, Domain, and many leading property media publications; he's leading a movement to make these types of affordable housing available to people on limited incomes, and help the everyday investor reach REAL financial freedom using property positive cashflow.

In this article, we cover:
• Why buying near the bottom can create stronger long-term upside
• Why different cities may move through the cycle at a different pace
• How falling markets can create negotiation opportunities
• Why rental demand and property prices do not always move together
• Why strategy matters more than trying to perfectly time the market

Whether you are considering your first investment or planning your next move, understanding the cycle can help you make more considered decisions.

Want to turn an underutilised property into a stronger cash flow asset?

Read the full article here: https://invida.com.au/blog_post/adaptive-reuse-turning-spaces-into-profitable-investments/

Adaptive reuse is changing the way investors think about property. Instead of starting from scratch, existing homes, outdated buildings or underused spaces can be reimagined into modern, functional co-living properties.

For property investors, this can open the door to multiple income streams from one property, stronger rental yield potential and a more efficient use of existing space.

From converting large homes and unused living areas to integrating detached structures or modernising older properties, adaptive reuse can help create housing that meets today’s demand while making better use of what already exists.

If you’re looking for a smarter way to increase cash flow and create a more sustainable investment, this article is worth a read.

Learn how adaptive reuse can turn spaces into profitable investments.

Co-living properties for sale are getting more attention as investors look for higher rental income, better cash flow and more flexible housing strategies.

But not every property is suitable for co-living.

Before buying, it’s important to check the things that can affect performance, including:

✅ Whether the property is suitable for multi-tenant living
✅ Ensuite, kitchenette and acoustic design features
✅ Zoning, council and Class 1b compliance
✅ Rental demand in the area
✅ How the returns compare with a standard rental
✅ Long-term resale and investment potential

A well-selected co-living property can help spread vacancy risk across multiple rooms and create a more resilient rental income strategy, but the right due diligence matters.

If you’re exploring co-living as part of your property investment strategy, this article breaks down 7 things investors should check first.

Ready to see how co-living could help you unlock stronger cash flow from residential property?

Book your strategy call with INVIDA today: https://invida.com.au/how-it-works/

Traditional residential investing can often mean low yields, rising costs and heavy reliance on one tenant. INVIDA’s co-living model takes a different approach.

By transforming a single property into multiple self-contained micro-apartments, investors can create several income streams under one roof while helping provide more affordable, high-quality rental options for residents.

Each INVIDA co-living property is designed to balance privacy, functionality and community, with residents enjoying their own sleeping area, kitchenette, dining space and ensuite, along with shared communal areas.

For investors, this means a property can work harder, reduce vacancy risk and create a more positive cash flow strategy compared to a standard rental property.

This article explores how rentvesting combined with co-living can help you enter the property market sooner while still generating strong rental returns.

Instead of waiting years to afford your ideal home, rentvesting allows you to live where you want while investing in a property that works harder financially.

When paired with co-living, this strategy can:

✨ Generate income from multiple residents within one property
✨ Improve cash flow compared to traditional rentals
✨ Help you build equity while maintaining lifestyle flexibility
✨ Reduce reliance on a single rental income stream

This approach is gaining traction among investors who want both lifestyle freedom and a smarter path to building wealth through property.
