Updating a bathroom can add up to 5% value to your property. Typically, kitchens and bathrooms can also be the most expensive parts of the house to renovate so it's important to have a plan and guidelines to follow to keep you on track to make a profit and to avoid over capitalising. There are several ways you can also save on your Reno and still make it look like a million dollars. In this renovation we used our budget mainly on the tiling and updating all the other fixtures and we saved in other fixtures like the mirrors by getting these from Kmart, but they still look great!

Buying a property not yet built: Genius or Wacko?! What is a Sunset Clause?
So many people are scared of buying something they cannot yet touch and feel up (yes I said 'feel up' ;D ). Personally, off the plan properties have been some of my MVPs! Including properties that have risen by almost 35%-45%+ in value before they have even finished being built! But I get the nerves around it, you just need to know a few things that can help you when purchasing off the plan. So in this video, I explain what a sunset clause is and how that can work for you or against you in your off the plan purchase. Beware: Banks may not be fair when valuing your property. Little things like this can make a huge difference to your ability to buy and invest in property. Knowing this upfront, at the bare minimum ,can save you a huge amount of stress and heartache.

IT'S A PROPERTY WARZONE!
How to find your next home in this market? For most prospective property buyers, it's like a warzone out there at the moment.
Property prices are exploding left, right & centre, particularly on the eastern seaboard. The majority of properties for sale are being sold at auction, and if you want even a chance to buy these days, you have to be ready to offer your first born child, or at the very least, your kidneys as your last bid in an attempt to win the day!
Most buyers are likely to have been searching for the right property for a while, and perhaps even lost several purchases already to higher offers. When you take a hot market fuelled by low interest rates and a severe lack of supply, and you throw in many buyers who have just missed out on their home purchase again and again because of soaring prices.
What do you get??? You get a self propelling cycle of desperate buyers, now willing to accept a 'lesser home' and pay more money coz they 'just want in'! And thus the price surge continues!
In this video, I talk about a search tool that helps you find property in Australia that you can afford to buy based on what savings you have. It's a cool tool. Good to know, but more so I cover how you can use this market to your advantage particularly if the home of your dreams currently seems like it's being swiftly carried away by a wave of rising house prices.

Every so often, I need to jumpstart my goal setting and success formula. It goes beyond just setting goals, it's about making a map and actually clearly seeing yourself following the path to where you want to go.

I'm far from perfect at doing this, but I do have fun doing it, and I enjoy doing it often, keeps me happy and my head clear knowing where I am heading.

It is fine to buy investments with strong income from 'short term rentals', whether that be from a holiday rental, Airbnb, renting to corporate clients etc.
However remember protect yourself and your cashflow, the properties would still need to be in an area that could be sustainable if it were no longer able to receive 'short term rentals'.
