Insurance commissions in strata are changing.
But at Strata Plus, we made the move before the legislation required it.

From 1 July 2025, we began transitioning clients to a no-commission insurance model - well ahead of the upcoming NSW reforms.

Why?

Because we believe owners corporations deserve complete transparency around how strata management services are charged.

Under the new structure:

Insurance commissions are removed from insurance premiums
Insurance administration is clearly included within the management fee
The transition is designed to be cost neutral for schemes
Committees gain clearer visibility over fees and services

Importantly, the services themselves haven’t changed.

Our team still manages renewals, quotations, claims, broker liaison, and insurance administration - but under a structure designed to align with evolving industry expectations and provide greater clarity for owners.

As the strata sector continues to evolve, we believe transparency, accountability, and proactive leadership matter more than ever.

One of the biggest misconceptions in strata is that lower levies automatically mean a healthier building.

In reality, levies alone rarely tell the full story.

A healthy capital works fund is less about keeping contributions artificially low and more about ensuring a scheme is financially prepared for the future. Major building expenses are inevitable over time - whether that’s waterproofing, lift upgrades, roofing works, fire compliance, façade repairs, or essential maintenance.

The difference is whether a building is planning ahead for those costs, or reacting once problems become urgent.

Underfunded schemes often experience:

Thrilled to share that Josh has taken out the SCA Australasia Senior Strata Community Manager Award

If you've worked with Josh, you'll know exactly why. He's the person who picks up the phone at 7pm for a worried committee member, who somehow remembers every building's quirks, and who treats every client like they're his only client.

We've watched him mentor newer managers, push for better outcomes when the easy path was available, and consistently show up as someone our clients trust completely. That's not something you can fake — it's years of genuine commitment to this industry and the people in it.

Lest we forget.

This ANZAC Day, Strata Plus pauses to honour and remember the courage, sacrifice and service of the Australian and New Zealand men and women who have served our countries.

We thank them for their dedication and reflect on the spirit of mateship, resilience and community that continues to shape us today.

Please note that our offices will be closed on Monday for the public holiday and will reopen as normal on Tuesday.

Yesterday, Strata Plus proudly joined ANTAR in supporting the Sea of Hands in the lead-up to National Reconciliation Week and NAIDOC Week. Four of our team partnered with the ANTAR crew to prep more than 1,500 hands—removing stickers, cleaning them, and getting them ready for upcoming installations. We literally gave them a hand, and we were pretty HANDy today😉

This was a meaningful way to contribute to a powerful symbol of solidarity with First Nations peoples, and we’re grateful for the opportunity to support the important work ANTAR leads.
