New rules for pools start Friday, 29 April.

Properties with pools will need correct documentation before they can be sold or leased in NSW. These rules don’t apply to properties in strata or community schemes with more than 2 lots because they’re already inspected by councils every 3 years. More info here: http://bit.ly/23RIBwW

These laws aim to make swimming pools safer for young children, with data from Royal Life Saving showing 83 children under 5 have lost their lives in home swimming pools in NSW over the last 13 years.

How many people does it take to change a light bulb in a rental property?

Of course, tenants should maintain the fittings. Except when height is a restriction, then the landlord should be contacted for assistance in the matter.
Since the new wave of energy efficient bulbs has taken over, many investment properties showcase the change by removing fixtures that no longer fit over the new shape bulb. Much of this interior decorating is achieved by the tenant, dutifully protecting the outdated light fitting, wrapped in linens at the back of the hall closet and the like.
They’re certainly not the only ones as I have seen so many mid range properties on the market with this feature. Time to get the ceiling and mood lighting looking smart. Investors may be looking for some improvement strategies on the way to tax time, this could be one of them. Of course, check with your accountant if you’re looking for deductions.
Ambience is under-rated in most investment properties going for neutral tones and strong wear furnishings but lighting can make all the difference to the prospector.
