When should you do a building and pest inspection?

It depends on the type of offer you’re making.

If your offer is subject to building and pest or cooling off, you may be able to do the inspection after your offer is accepted, within the agreed timeframe.

But if you’re making an unconditional offer or buying at auction, you generally want to complete your building and pest inspection beforehand.

Why?

Because once you’re unconditional, you may not have the same ability to pull out, renegotiate, or ask for repairs if something major comes up.

A building and pest inspection helps you understand what you’re actually buying before you commit.

Always speak with your solicitor or conveyancer about the right timing for your state and contract.

Who signs the contract first when buying property?

Generally, the buyer signs first.

But here’s the important part, just because you’ve signed doesn’t always mean the deal is done.

The contract usually becomes legally binding once the seller has also signed and the contract has been exchanged.

This can vary depending on the state and the contract process, so always check with your solicitor or conveyancer before signing anything.

I saved for years, I went to multiple brokers and kept calling agents in the pursuit of buying my first property. I was so determined and I didn't give up. And then it happened.

Before I bought my first investment property, I got knocked back by multiple brokers.

But instead of giving up, I just kept looking for a yes.

I was determined to make it happen.

I kept saving, learning, researching suburbs, calling agents, and eventually I bought my first property on a pretty average income for someone my age.

Looking back now, I’m really glad I didn’t stop at the first “no.”

Sometimes the difference is simply persistence and finding the right people who believe in your goals too.

POV: people think being a buyer’s agent is just looking at houses all day 😅
Reality is…
You could be:
• out to dinner
• at the gym
• halfway through a weekend away
• or literally about to go to sleep…
…and suddenly it’s:
“Vendor has accepted. We need contracts signed tonight.”
Then it becomes a race to:
• get the contract reviewed
• speak with the broker/solicitor
• negotiate final terms
• organise signatures
• and secure the property before another buyer steps in.
A lot of the job is being ready to move quickly when the right opportunity appears, regardless of the day or time.
Because in a competitive market, the best properties don’t wait around for business hours!

One of the most confusing parts of buying property?
The rules can completely change depending on what state you’re buying in 😅
A building & pest clause is a perfect example.
A lot of buyers assume it means you can pull out of a contract for any reason… but that’s not always the case.
What happens if you want to terminate under a building & pest clause can depend on:
• the state you’re buying in
• the wording in the contract
• and what’s actually found in the reports.
Some states give buyers more flexibility.
Others are a lot stricter than people realise.
This is why understanding the contract properly before signing is so important 👀
