When should you do a building and pest inspection?
It depends on the type of offer you’re making.
If your offer is subject to building and pest or cooling off, you may be able to do the inspection after your offer is accepted, within the agreed timeframe.
But if you’re making an unconditional offer or buying at auction, you generally want to complete your building and pest inspection beforehand.
Why?
Because once you’re unconditional, you may not have the same ability to pull out, renegotiate, or ask for repairs if something major comes up.
A building and pest inspection helps you understand what you’re actually buying before you commit.
Always speak with your solicitor or conveyancer about the right timing for your state and contract.
