Hi All,

A few people reached out asking for my thoughts on the 2026–2027 Federal Budget announced last night, particularly from a commercial property perspective. Here’s my view.

As expected, there appears to be very limited direct impact on existing commercial property investors.

In many ways, investors already positioned in commercial property — or those considering entering the market — may actually be in a relatively strong position moving forward.

February 2026 Markets Update

Here’s what my clients are achieving in today’s commercial property market.

They’re securing well-located industrial assets that the market is actively rewarding.

Right now, money is still flowing into quality deals — but it’s highly selective. Location, lease length, and tenant strength are everything.

Prime metro logistics is trading around 5.25 to 5.75% net yields.

Mid-ring assets are sitting between 5.75 and 6%

Fringe or major regional areas? Around 6.3%

Unpopular opinion: CGT discount is not an investment strategy

The Grattan institue came out with a study noting that if CGT discount was removed then the Gov would make an extra $23B (a capital "B")

$8.7B in NSW alone

What is important is the amount of income you can produce now

It's like saying that you dont want to own any properties because you can't collect pension in your retirement

The focus should be focusing on upskilling yourself to make more income now
