Clearance rates have dropped under 50% ... higher rates and global uncertainty has caused everyone, but especially property buyers to be increasingly cautious. However we saw this during the GFC and covid, prices dropped and the market stalled, but after that, values circa 30 per cent over the next year.
Buyers who are clear on their brief, understand value, and are ready to act decisively are the ones who will benefit most in this window.

Falling auction clearance rates amid global uncertainty has opened a brief window of opportunity in some Australian property markets.

The best opportunities are sometimes the ones you never see. In reality this sales number is more like 30%. The traditional “search and inspect” approach is no longer enough.

Between 50-60% of what we buy is off market, as we also target specific properties which suit our clients, that may not even be for sale, to match their brief and to reduce competition.
