Our ALULA project reached a key milestone on Friday with the first concrete pour of the project for the footings. Thanks to Greenbuild’s diligent approach and attention to detail we have avoided any major issues in this phase and we can now move forward to the lower level slab pour with confidence.

DA Approved!

I'm pleased to share that our 14 Townhouse project in Old Bar has been greenlit by the council. This was an Option deal with a number of twists, turns and negotiation points.

We submitted the DA in April 2023 and received a considerable level of opposition to the development from a coordinated group of NIMBY's but none of their submissions carried any weight as far as the DCP is concerned. However, due to the number of submissions being greater than 10 we were required to go a monthly council meeting. I guess the NIMBY's could consider this a small win on their part for prolonging our application.

The council then issued an RFI in September which revolved primarily around the stormwater modelling. Summarising the issue the council were pushing back on our use of permeable paving to the point where we would have to reduce the number of dwellings. Solar was another aspect we were asked to review.
As such we were forced to produce an updated MUSIC and DRAINS model which we worked closely with the council to finalise, and our Town Planner made the case to Council's senior management to avoid reducing the number of dwellings.

When the February council meeting came around, our Assessment officer presented a recommendation to approve the application and apart from two council members, the motion was carried for our application to be approved.

Onwards now to CC, Builder selection and Construction.

Friday 2 Feb… Site inspection for one of the projects Aveline are Development Managing in Ryde. Making good progress, there’s been a few issues over the past 5 months we’ve had to resolve but nothing major. Looking forward to some good weather over the next couple of months and really accelerating with this build.

Aveline Property and Greenbuild Constructions have partnered to deliver to market this Ultra Luxe DA approved Duplex development in the ever popular Nelson Bay area of Port Stephens.

For the equity component of the project we are offering a return of 16% per annum (Plus Profit Share), funds will be required for a 15-18 month duration and secured by a registered second mortgage.

Aveline have recently taken on the Development Management of a CDC Duplex in the Ryde area. We’ll be working alongside Shorehouse Projects who have so far done a sterling job.

This project will allow me to put my existing skills, knowledge and experience to the test but also an opportunity to learn. It really doesn’t matter how long you’ve been doing something, what’s important is to remain open minded, listen to others, assess every situation on the facts, and always act in the interests of the client.

This is a 12 month schedule, demo has been completed, the lot has been benched, the rear of the site is cut and ready for Dincel install and first pour. So far so good.

I’ll provide updates as the project progresses.
