Amazing, everything I needed was available. Comfy bed, car space, washing machine etc etc. Central location without any loud disturbance. 5 minute walk to Kings Cross but tucked away in a quiet street. Anna was very accommodating. I would highly recommend this apartment. 💥

𖥠 Your Mortgage Is NOT a Pricing Strategy. 𖥠

An owner once told us their nightly rate was $300 because that’s what they needed to cover their mortgage and outgoings.

The reality:-
➺ Your guest doesn’t know your mortgage.
➺ The market doesn’t care about your debt.
➺ Demand won’t magically appear because your spreadsheet needs $275.

We repriced this property in line with competitive properties and the dynamic pricing model.
Some nights came in lower. The owner pushed back.
The bigger picture told a very different story.

➺ The portfolio was pacing roughly 30% ahead of the previous year.
➺ A lower nightly rate can sometimes generate more revenue.
➺ A higher average daily rate can sometimes generate less.

The financially smarter decision doesn’t always feel like the right one.
Software can give you data.
It cannot replace experience, market knowledge, and, a conversation about what is right for your property.
