Who uses a buyer’s agent?

1. First home buyers

As a first home buyer enters into the largest financial commitment in their life, it can be a very confusing, stressful and emotional time. If you are not an Australian citizen and do not have a permanent resident visa for Australia, limitations are placed on the type of property you can purchase and your property purchase needs to be approved by the Foreign Investment Review Board (FIRB). Foreign investors can apply for FIRB approval to acquire residential real estate in Australia but approval is subject to strict conditions.

It's nearly Christmas, which means it's time to focus on what's important.

👍 Spotting Your Dream Real Estate

At the outset, keep in mind that you should not be too anxious to finalize the deal.

A slip-up at this stage could end up costing you several thousand dollars. 😕

✅ Check the asking price with the seller or the builder. Even if you like the property, do not make a counter offer, but promise to revert in a few days.

✅ If you are dealing through a real estate agent, let him know since you are considering other alternatives, the price you are offering is firm but negotiable.

✅ If you want the seller to lower his price by at least ten per cent, quote a price twenty per cent lower than the asking price. Don’t be the first to raise the offer, but simply increase the price by the same amount by which the seller decreases his asking price.

As the gap narrows, the buyer and the seller are likely to settle on a mutually agreeable value. While negotiating make sure that the property will be transferred to your name in ‘as is where is’ condition.

Once you reach an understanding with the seller, get it on paper in the form of an Agreement to Sell. 👍

✅ An option in real estate investment is termed as a person’s right to purchase a property for a specified amount on a certain period. The owner may choose to sell his or her option to someone. 💯

✅ The option buyer then hopes that the value of the investment property will either down or up. 👍

✅ The seller will receive a premium known as option consideration. The buyer also has the right to purchase the property or selling it to another person which he or she can exercise. 🙂

✨ This is usually done to gain control over the property without investing a lot of cash. Premiums in option are generally non-refundable. Options represent equitable interest and are recorded by the county recorder ✨

Ahhhh… What are you thinking now?

The odds do not look too crash hot for me hey… chances of me winning as a young lad moving into a new career, look pretty damn slim?

Well.. I can tell you this… I would have also bet that this would not turn out all rosie posie based on that scorecard.

You may be thinking.. why is BH sharing this?

Hmm.

Well.. It was the story that was never told.

I got all this PR back in the hay day. in the news, newspapers, radio etc etc about the success of my former business, Cohen Handler.. I was splashed everywhere.. even in GQ and Qantas.

What was never told… was.. how the odds one could say … were not in my favour, before I started out.

So… if you are reading this.. you have jumped on a call already.. and, you may be thinking that you don’t have the so called “BullShiiiiiiiit” credentials (scorecard) to get started …

Let me tell you something…

I have news for you… not only me, BUT over 83% of the BAI members don’t have them either.
