Before purchasing an investment property, it’s essential to calculate the rental yield to assess its potential returns.

Here’s how:

1. Gross Rental Yield:
- Annual rental income divided by the Property purchase price × 100
- Example: If a property costs $600,000 and generates $30,000 in annual rent, the gross yield is 5%, ie: $30,000/$600,000x100

2. Net Rental Yield (more accurate):
- (Annual rental income less Annual expenses) divided by the Property purchase price × 100
- Expenses include strata fees, maintenance, property management, insurance and council rates.
- Example: If the annual expenses total $2,500, the Net Rental Yield is 4.6%, ie: ($30,000-$2,500)/$600,000x100

A high rental yield can indicate strong cash flow, but don’t forget to consider capital growth potential too.

As a rule of thumb in property investing, it’s difficult to generate strong capital growth and positive cash flow in the same property strategy.
